  • The community is in its late-phase release. Essence's most recent marketing (late 2025) framed Jericho Park as the "best-selling Langley community" with limited final-inventory homes. Jericho Park is a multi-building low-rise condo community anchored at 7913 200 Street, deep in the active Willoughby build-out corridor. The project is master-planned with at least three buildings (Buildings 1, 2, and 3 appear in Essence's floorplate documents) and ground-floor retail running across the site, which is the defining feature. You get a condo that feels like an urban main-street block rather than a standalone residential tower, which is a different lifestyle than Solana, Eden, or The Commons up the road.

Essence's positioning for Jericho Park is "daily conveniences, shops, and dining right outside your doorstep." In practice, that retail layer means buyers are paying for location density at the building level rather than getting it from the surrounding neighbourhood, which is particularly valuable for buyers who are not yet sold on Willoughby's current built-out state but like the direction.

Who Is the Developer?

Essence Properties is a Metro Vancouver developer with active residential and mixed-use projects across the Lower Mainland. Jericho Park is one of their larger Willoughby commitments. Interior design on the project is handled by Collaborative Design Studio, and the project carries National Home Warranty coverage (the standard 2/5/10 new-construction warranty program in BC).

For a buyer, the most important developer-level due-diligence items for Essence are checking recently completed projects on BC Assessment for strata transition quality, confirming the disclosure statement's pricing and deposit protection terms, and reviewing the proposed owners' equivalency of the retail cost-sharing easement before signing. Where things stand: per Essence's most recent marketing updates, Jericho Park is approaching sellout with limited final-inventory homes. Pricing has been adjusted multiple times as plans have moved through the release waves. The ranges below reflect Essence's published plan-level entry points and are best used as an anchor. Late-phase pricing signals: recent Essence marketing has highlighted final-inventory homes at specific price points. As an example, one of the final A10 plans priced at approximately $475,900 (roughly $734 per sqft for the plan's size), and the final C1 home was marketed at $569,900. Risks & Trade-offs

1. Late-phase inventory shift. Jericho Park has moved through multiple release waves and is now in its late-phase inventory. Plan entry points and promotional credits have been adjusted between waves, and specific units go quickly. Confirm current pricing and availability with me before you act on any published number.

2. Retail strata complexity. Mixed-use projects carry a more complex strata and shared-cost structure than pure-residential. Get the disclosure statement, schedules, and any retail-amenity cost-sharing agreements reviewed by a real estate lawyer before committing. This is not optional for this product type.

3. Completion slip. Summer-Winter 2027 is the target for Building 1; later buildings deliver after. Fraser Valley pre-sales have been slipping 6 to 18 months. Build that cushion into your financing and contingencies.

4. Willoughby density. 200 Street and the surrounding Willoughby blocks are actively densifying. Your view, traffic profile, and neighbourhood feel will evolve through and after completion. Confirm what future projects are planned near the site before you choose a unit with a specific orientation.

5. GST on most plans. Partial new-home GST rebate caps at $450,000 total price. The entry 1 Bed at $499,900 sits just above, so most Jericho Park buyers will pay close to the full 5% GST.
