Should You Buy at Halo?

Halo is a South Surrey lifestyle buy from a builder with a strong completion record, and it suits a downsizer or professional couple who'll walk to Peninsula Village and value air conditioning and a Polygon warranty over the lowest possible price. It doesn't suit a first-time buyer optimizing for entry price, who'll find similar new 1-beds $150,000 cheaper in Clayton or Willoughby, or a transit-dependent commuter, since the planned 152 Street rapid transit is a plan, not a schedule. If you want South Surrey specifically, it's one of the few new mid-rise options; price it against Peninsula-area resale, not against Langley.

Location: Surrey, British Columbia

Surrey is British Columbia's second-largest city, known for its diverse neighbourhoods, growing urban centres, and strong residential development. The city offers a mix of suburban charm and urban convenience, with ongoing infrastructure improvements and transit expansion making it an increasingly attractive destination for homebuyers and investors alike.

Pricing & the Math That Actually Matters

$549,900 for a 1-bed and $649,900 for a 2-bed is a premium over Clayton and Langley wood-frame product (Bute's 1-bed starts at $384,990, Eden's at $379,990), and that premium is the South Surrey address, the Polygon name and included air conditioning. Per-plan square footages aren't published, so a plan-level $/sqft isn't possible; the building's plans run 480 to 1,754sqft. Prices are before GST unless the developer states otherwise. Amenities

Halo's amenity list, per Polygon:

  • hotel-style lobby
  • fully equipped fitness centre and yoga studio
  • boardroom
  • party room
  • private courtyard with open lawn space and landscaped pathways
  • air conditioning in homes

The indoor amenity space is about 2,239sqft for 204 homes, roughly 11sqft per home, which is small; the sell here is the hotel-style lobby and the courtyard, not a big shared program. Air conditioning in every home is the inclusion that matters most in South Surrey summers.

Who Should Buy at Halo

Good Fit

  • Downsizers who want to walk to Peninsula Village and get air conditioning as standard
  • Buyers who'll pay a premium for Polygon's track record and a 2026 move-in
  • Buyers who want a smaller, quieter 6-storey building over a tower

Not a Good Fit

  • First-time buyers optimizing for entry price, Clayton and Willoughby 1-beds start well under $400,000
  • Daily SkyTrain commuters, there's no rapid transit here today
  • Buyers who want a large amenity program, the indoor space is about 2,239sqft

What the Developer Won't Put on the Brochure

1. "Rapid transit within a 2-minute walk" is proposed

The 152 Street and 24 Avenue rapid transit route and station are planned, not funded or built. Buy Halo for what's there now, Peninsula Village and the bus network, and treat transit as upside.

2. About 11sqft of indoor amenity per home

2,239sqft of indoor amenity across 204 homes is small. If a gym and party room matter to you, go and see them; if they don't, that's fine, and your strata fee should reflect it.

Accuracy and changes

The details on this page were accurate to the best of our knowledge as of 2026-08-19. Pre-sale pricing, deposit structure, incentives, floorplans, unit sizes, availability and completion timing are set by the developer and can change at any time without notice. Where a figure is an estimate, it is identified as one.

This is an independent review. It is not the developer's marketing material, it has not been reviewed or approved by the developer, and nothing here is an offer to sell or a solicitation of an offer to buy. In British Columbia the developer's Disclosure Statement is the governing document for a pre-sale purchase and prevails over anything stated on this page. Renderings, floorplans and dimensions are the developer's representations and are subject to change.

Errors and omissions excepted.
