SFU Surrey, KPU, and future UBC campus all within walking distance or a short transit trip. Restaurants, retail, and civic amenities immediately surrounding.

What's not: Surrey City Centre is mid-transition. You'll live through years of adjacent construction as the corridor densifies. Not a quiet suburban setting. Street-level experience today is mixed.

  • Investors targeting student rentals. SFU Surrey, KPU, future UBC campus all nearby. Studio / 1-bed rental demand should be steady.

3. 2028-2029 completion means real market risk

Surrey City Centre is transit-first, but most buyers still want parking. Confirm inclusion and cost before signing, expect a $25K to $50K add-on if not included.

5. The surrounding blocks are still under construction
