Solana is a 230-unit condo project by Zenterra Developments at 7687 200 Street in Langley's Willoughby neighbourhood. Two six-storey mid-rise buildings, 5 floor plans from 425 sqft urban 1-bed to 950 sqft jr. 3-bed, pricing $350,000 to $780,000 before GST. Should You Buy at Solana?
If you are looking at new condos in Willoughby and you don't need SkyTrain, Solana is one of the most buyer-friendly pre-sales in the Fraser Valley right now. The 10% deposit (or 5% via Equity Edge) is unusually low, pricing starts in the high $300,000s, and Zenterra has built 7+ projects in this exact neighbourhood over 18 years. The trade-off is the location: Willoughby is car-dependent, the commercial core is still developing, and the future SkyTrain station won't be within walking distance. This isn't a transit-oriented investment, it's a value-and-amenity play.

What's good: R.E. Mountain Secondary 657m away, Willoughby Elementary nearby, Tumble Kids Preschool 557m. Willoughby Town Centre handles daily errands. Willoughby Community Park adjacent. Willowbrook Shopping Centre 5-7 km, Langley City downtown 8 km, Highway 1 access via 200 Street in 10-15 min.
What's not: No SkyTrain. The Surrey-Langley extension is under construction (estimated 2028) but the nearest planned station, Willowbrook, will be 5-7 km from Solana. You'll still need a car or bus to reach it. Walk Score 45 to 55, Transit Score 30 to 40. Vancouver commute is 60 to 75 min by car.
The honest take: Willoughby is Langley's fastest-growing neighbourhood, transitioning from farmland to master-planned suburbs. Family-oriented, car-dependent, quieter and more affordable than Surrey City Centre. If you work from home or don't commute downtown daily, it works. If you depend on transit, look at Surrey City Centre instead.
Pricing & the Math That Actually Matters

Value play: the 2-bed + 2 bath at $750 to $800/sqft works out to a smaller per-square-foot price than the urban 1-bed and jr. 2-bed. Urban 1-bed units in the $350,000 to $400,000 band may qualify for a partial federal GST New Housing Rebate (up to ~$6,300), which is rare in 2026. All units above $450,000 owe full 5% GST as out-of-pocket cost.
Versus Willoughby resale: resale condos in the same neighbourhood run $600 to $750/sqft with no GST. Solana's premium is roughly $100 to $200/sqft plus GST. What that buys: new construction, full BC 2-5-10 warranty, current building code, modern layouts, and a much larger amenity package. Important caveat: much of the Willoughby resale supply was built by Zenterra. So you're often comparing new Zenterra to slightly older Zenterra.

10% total, with a 5% Equity Edge option. Standard structure: 5% on signing, 5% later (timing to be confirmed, usually 6 to 12 months). Equity Edge program drops total deposit to 5%.

Solana markets 90,000+ sqft of amenity space across 230 units. That's roughly 391 sqft per unit, vs the typical 50 to 100. Included:

- Dog park
- Playgrounds
- Fitness centre
- Social gathering spaces
- Landscaped gardens
- Underground bike storage
Read this carefully: the 90,000 sqft figure almost certainly includes landscaped outdoor area shared across the development, not just indoor facility. The indoor footprint (gym, social rooms) is a fraction of that. Ask the sales centre for the breakdown of indoor vs outdoor amenity before using this number to justify the price.
Who Should Buy at Solana
Good fit:
- First-time buyers with $17,500 to $35,000 saved who want new construction with a deposit barrier well below typical Fraser Valley towers.
- Young families who need the jr. 3-bed (915 to 950 sqft) as a viable alternative to a townhome at $700K to $780K.
- Buyers who prioritize amenity space over urban transit. Sports courts, dog park, playgrounds.
- Work-from-home buyers or anyone commuting outside peak hours, or working in Langley/Surrey.
- Buyers who want a developer with deep local experience. Zenterra has 7+ completed buildings in this exact neighbourhood.
Not a good fit:
- Daily Vancouver commuters who depend on SkyTrain. No rapid transit access, none planned within walking distance.
- Buyers needing to move within 6 months. Estimated completion is 2027.
- Buyers expecting a walkable urban lifestyle. Willoughby's commercial core is still developing.
- Investors targeting student rental demand. No major post-secondary nearby (unlike Surrey City Centre's KPU/SFU).
- Buyers who need transparent parking + storage costs upfront. Both are TBC.

Parkway Surrey is the opposite end of the spectrum: tower, transit, top-tier developer, higher entry cost. Heath West and Griffon are the townhome alternatives in the same broader area, more space and parking but $200K+ more for entry-level units. Eden by Zenterra is the most direct comparable (same developer, same neighbourhood, sells from the same sales centre), worth visiting both at once.
What the Developer Won't Put on the Brochure
1. The 90,000 sqft amenity number needs unpacking
It's a real number, but it almost certainly bundles indoor facility space with all the landscaped outdoor area. The indoor portion (gym, social rooms) is a fraction of that. Ask for the breakdown.
2. You're comparing new Zenterra to old Zenterra
Latimer Walk, Newbury, Camden, Windsor, Mayfair, Hyde Park Corner, Central. Most of Willoughby's resale condo supply is Zenterra. Visiting Latimer Walk or Camden today shows you what Solana will look like in 5 to 8 years. The premium you pay is partly for newer finishes and a fresh warranty, not a different build quality tier.
3. The SkyTrain story is overstated
Marketing will mention the Surrey-Langley extension. The reality: the closest planned station, Willowbrook, is 5-7 km away. Even when it opens (estimated 2028), you still need a car or bus to reach it. Solana is not a transit-oriented address.
4. Parking and storage costs are still TBC
In a car-dependent neighbourhood, parking is essential, not optional. Confirm what it costs and whether it's included before you sign. A $20K to $40K parking add-on changes your monthly carrying cost meaningfully.
5. Strata fees will rise after year 2
Developer-set fees are typically conservative in year 1. With this much amenity space shared across only 230 units, expect meaningful increases once the strata council takes over and starts building reserves for maintenance.
