Should You Buy at Eden?
Eden is a volume play by a builder with a long track record in exactly this neighbourhood, and the sub-$400,000 entry with a 10% deposit is the easiest way into a new Willoughby condo. That's the pitch and it holds for a first-time buyer or a Langley end user. What doesn't hold is any transit story: 200 Street at 76 Avenue is bus-served, car-dependent Willoughby, and with 620 units delivering in one window, expect plenty of competing rentals and resales at completion. Buy it to live in or hold long; don't buy it to flip at completion.
Location: Langley
Langley is a vibrant city in Metro Vancouver's eastern region, known for its suburban character, strong sense of community, and convenient access to shopping, dining, and entertainment. The area offers a mix of family-friendly neighbourhoods with parks, schools, and recreational facilities, while maintaining proximity to major employment centres across the Lower Mainland. With ongoing growth and development, Langley continues to attract homebuyers seeking a balance between community amenities and regional connectivity.
Pricing & the Math That Actually Matters
At $379,990 for 434sqft the urban 1-bed is about $875 per sqft, and the range settles into the high $700s to mid $800s per sqft for the 1-bed-plus-den, 2-bed and jr 3-bed plans, which is in line with Zenterra's neighbouring Solana and slightly above older Willoughby resale. Note that Zenterra's own floor-plan sheet lists the smallest urban 1-bed at 467sqft while the price table quotes 434sqft, so verify the plan area against the disclosure statement. Prices are before GST. Source: project marketing materials, retrieved 2026-08-18. Confirm current pricing with the Zenterra Developments sales team.

A $25,000 optional upgrade package was offered as a limited-time incentive in June 2026. Ask whether it's still available and what it actually includes.
Deposit Structure
10% total. Zenterra's own Eden page doesn't publish the staging, and 10% total is all that's confirmed in project marketing, so treat the split as something to confirm at the sales centre (Zenterra used $10,000 on writing plus staged 5% tranches at nearby Solana). Mortgage CalculatorAmenities
Eden's amenity pitch is scale: four buildings sharing a landscaped site.
- over 2 acres of greenspace
- parks integrated into the landscape
- indoor amenity space
- outdoor courtyards
- bicycle storage (630 spaces)
- underground parking (893 stalls)
Two acres of greenspace across 620 homes is about 140sqft per home, which is fine for a wood-frame community but not the park-like number the marketing implies. The indoor amenity space isn't quantified in public materials, so ask for the square footage. 630 bike spaces and 893 parking stalls tell you the site is designed for cars first, transit second.
Who Should Buy at Eden
Good Fit
- First-time buyers who can manage roughly $38,000 in deposits on a $379,990 urban 1-bed
- Buyers who want a builder with 7-plus completed buildings in Willoughby and a 2028 completion they can plan around
- Buyers who want a wide plan choice, 45 floor plans across four buildings
Not a Good Fit
- Daily SkyTrain commuters, there's no rapid transit within walking distance
- Investors planning to assign or flip at completion, 620 units land at once
- Buyers who want a boutique building, this is the opposite

What the Developer Won't Put on the Brochure
1. "Over 2 acres of greenspace" is 140sqft per home
Spread across 620 units the number is ordinary, not lavish. The indoor amenity square footage isn't published at all, so ask for it before you compare Eden to a building that does publish it.
2. 620 units complete together
Four buildings and 620 homes delivering in the same window means a wave of rental and resale listings at completion. That's fine for a long-term owner and a real problem for anyone counting on completion-day appreciation.
