Should You Buy at Pura?

Pura is finished, so you're not buying a promise. You can walk through the exact home, see its layout and view, and move in once your purchase completes, with no construction wait. Adera is selling the final homes from $369,900 with 5% down, and the builder is advertising savings of up to $100,000 or more on a limited number of homes.

Where Pura fits best is if you want to be within walking distance of Surrey Central SkyTrain in a low-rise rather than a tower: it's two 6-storey buildings made with Adera's SmartWood mass timber, a 13-minute walk from the station. Where it doesn't fit: plans top out at a 2 bedroom plus flex, so it's not for a family that needs 3 bedrooms, and Surrey City Centre is a busy, fast-changing area rather than a quiet suburban street. My pick: a strong option for a first-time buyer or a downsizer who wants a new home near SkyTrain and wants to see it before signing.

Pura is at 13238 105th Avenue in Surrey's West Village, steps from Surrey City Centre. It's a 13-minute walk to Surrey Central SkyTrain station, Central City Shopping Centre is 868 m away, and Royal Kwantlen Park is about a 5-minute walk. Kwantlen Park Secondary is 105 m away, Old Yale Road Elementary is 671 m away, and Surrey Memorial Hospital is 2.2 km away. The building has 274 underground parking spaces and 307 bicycle spaces across 2 levels.

Pricing & the Math That Actually Matters

Pura starts from $369,900, and as of September 2026 all remaining 1 bedroom homes were priced under $400,000. Adera is also advertising savings of up to $100,000 or more on a limited number of homes, so ask which homes that applies to and what the price is after the saving.

The remaining plans cover 1 bedroom, 1 bedroom plus den, junior 2 bedroom, 2 bedroom and 2 bedroom plus flex. Homes run from 474 to 861sqft. As an example of the layouts, the Plan B 1 bedroom plus den has 617sqft inside plus a 71sqft outdoor space. Ground-floor garden homes have their own front door and a semi-private patio, which is worth asking about if you have a dog. The 2 bedroom and 2 bedroom plus flex plans shown on the builder's site are on Level 6.

Deposit Structure

Adera advertises that you can own at Pura with 5% down. On the $369,900 starting price, that's $18,495. Because the building is finished, the rest of the price is paid when your purchase completes rather than years later, so have your mortgage approval in place before you commit.

Ask for the contract terms in writing, including the completion date and what happens to your deposit if your financing falls through, and have your lawyer review them before you sign.

Of the building's 248 homes, 185 are 1 bedrooms and 63 are 2 bedrooms, and 24 are adaptable homes designed to be easier to modify for accessibility. The sales office is at #107 13238 105th Avenue, open Saturday to Monday 12pm to 5pm and by appointment.

Amenities

Pura has over 12,000sqft of shared amenities split between its 2 buildings. The west building has the fitness centre and yoga and meditation studio; the east building has the party room and a co-working lounge. Up top, the rooftop terraces have lounge areas, a putting green, outdoor dining and a community garden, and at ground level there's a central patio with a water feature, a children's play space and a village green.

The practical extras are where Pura stands out: 2 car wash stations, 2 dog wash rooms and 2 bike maintenance rooms. Inside the homes, you get a Samsung stainless appliance package with a gas range, a French door fridge and a dishwasher, quartz counters, a porcelain tile backsplash, matte black Moen fixtures, in-floor radiant heating and a stacked Energy Star washer and dryer. 1. The first strata budget is an estimate

In a newly completed building, the first year's strata budget is set by the developer before real operating costs are known. Listed fees of $0.57 per sq ft a month can move once the owners take over, so read the budget and the Disclosure Statement, and plan for some change in year 2.

2. Parking math

Pura has 274 parking spaces, 26 of them for visitors, for 248 homes. Don't assume a stall comes with your home: confirm in the contract whether one is included and whether it has EV charging.
