Surrey BC is split into 6 major communities: Whalley/City Centre, Guildford, Fleetwood, Cloverdale, Newton, & South Surrey. Each one has a distinct vibe, price band, & set of sub-neighbourhoods underneath it. This is the 2026 tour, with the lived realities & the deeper guides for the pockets where you might actually buy.
How Surrey is Organized
Surrey is the second-largest city in British Columbia by population, & it's split by the City of Surrey itself into 6 official town centres or "communities." Each community is made up of smaller neighbourhoods with distinct vibes, price bands, & lifestyle features. There are roughly 27 named neighbourhoods across the 6 communities, plus White Rock as a separate but tightly-woven city on the South Surrey coast. Whalley (City Centre)
High-density downtown core, SkyTrain access, ongoing redevelopment
Surrey's downtown core. SkyTrain access along King George Boulevard, ongoing condo redevelopment around the King George Hub & Civic Plaza, & SFU Surrey + KPU anchoring the cultural side. The most affordable place to buy a Surrey condo near rapid transit, with the busiest transformation underway in Metro Vancouver.
- •Bridgeview: Industrial-residential edge along the Fraser River with major redevelopment potential. Older detached homes on large lots, mixed with light-industrial uses. The kind of pocket that rewards long-term thinking on land value.
- •Royal Heights: Quieter residential edge above the river near 96 Avenue. Established detached homes, mature trees, & a more suburban feel than the rest of Whalley. Walking distance to the river trails.
- •Cedar Hills: Older single-family streets with central King George access. Mostly 1960s to 1980s detached, holding for affordable family entry. Walkable to schools, shopping, & the SkyTrain corridor.
- •Bolivar Heights: Quiet detached pocket on the north-west edge of Whalley near the North Delta border. Established family homes, large lots, & a slower-paced feel than the City Centre. A buyer favourite for first detached purchases.
- •City Centre: High-density condos & rentals around Surrey Central SkyTrain. The redevelopment hub of Surrey, with the most active new-build pipeline through 2026 to 2030. Walkable to SFU Surrey, KPU, & the Civic Plaza amenities.

Guildford
Mall-anchored NE Surrey hub with Green Timbers + Fraser Heights
North-east Surrey's mall + amenity anchor. Guildford Town Centre is one of BC's largest malls, Green Timbers Urban Forest is the giant green lung in the middle, & Fraser Heights along the river plateau is the upscale family pocket. Strong commute access to Highway 1 & the Port Mann.
- •Guildford (Proper): Wraps Guildford Town Centre mall, with the deepest amenity stack in north-east Surrey. Mixed condo + townhouse stock plus pockets of established detached. Some blocks worth walking before you write, but the daily-life convenience is hard to match.
- •Fraser Heights: Upscale & quiet plateau above the Fraser River. Mature trees, larger lots, panoramic views, & a tight-knit family feel. Top schools, including Pacific Academy private & strong public catchments at Fraser Heights Secondary.
- •Port Kells: Primarily industrial along Highway 1 & 176 Street, but tucked inside are large-lot rural-feel parcels & some acreages. Rural character on the eastern edge of Surrey, & a long-term hold play as Surrey densifies. Best for buyers who want a quiet pocket with workshop space.
- •Boulevard Heights: Small residential pocket squeezed near 152 Street & the Highway 1 access. Older detached & some townhouse, with quick access to the Port Mann Bridge. Affordable for the area & close to the Guildford amenity core.

Fleetwood
Central Surrey, family-friendly, future SkyTrain extension
Central Surrey along Fraser Highway. Family-friendly, established, & poised to benefit from the SkyTrain extension to Langley. Fleetwood Park is the cultural & community heart, & the catchment runs through Fleetwood Park Secondary.
- •Fleetwood Tynehead: Suburban detached + townhouse mix on the eastern Fleetwood edge, with Tynehead Regional Park & equestrian trails on the doorstep. Future SkyTrain station nearby will reshape commute math by 2028. Strong family schools & a quiet residential vibe.
- •Bear Creek & Green Timbers: Park-adjacent established homes wrapped around Bear Creek Park & Green Timbers Urban Forest. Walkable to the Athletic Park complex, the Surrey Sport & Leisure Complex, & the rec corridor. Diverse, family-oriented, & central to all of Surrey.
- •Queen Mary Park: More affordable detached & townhouse pocket along the central King George corridor. Older inventory holds for first-time family buyers, with some pre-construction townhouse on the way. Quick access to Highway 10 & Newton Town Centre.

Heritage downtown, fast-growing Clayton townhouse hub, Serpentine farmland
East Surrey's heritage anchor + the fastest-growing townhouse pocket (Clayton). Cloverdale (Proper) has the heritage main street, the Cloverdale Rodeo, & detached family homes. Clayton is the dense townhouse engine driving Surrey's family growth, & a future SkyTrain corridor.
- •Clayton: Densely built townhouse & condo growth zone, & one of the most active first-time buyer pockets in Surrey. Future SkyTrain stop along the Fraser Highway extension. Walkable parks, retail nodes at 192 & 72, & a young-family demographic that keeps growing.
- •Cloverdale (Proper): Heritage downtown along 176 Street with detached family homes, community parks, & the Cloverdale Rodeo grounds. A filming-industry favourite (Smallville, Supernatural, & dozens more). Walkable Main Street, true small-town feel inside the city.
- •Serpentine: ALR farmland in the Serpentine River floodplain. Acreages, equestrian properties, & rural character. Less dense, with limited water-table & flood considerations to factor in before writing on any specific parcel.

Newton
Surrey's largest community, multicultural, deep family-amenity stack
Surrey's largest neighbourhood by population & one of BC's most multicultural pockets. King George Boulevard splits it into the established East side & the denser, faster-growing West side. Deep family-amenity stack on 72 Avenue (Wave Pool, Cultural Centre, Library, Senior Centre) plus the Tong Louie Family YMCA.
- •East Newton: Mature, established family streets east of King George Boulevard. Sullivan Heights, Panorama Ridge, & Chimney Heights anchor the upscale family pockets. Deeper school catchments & a quieter residential vibe than the West side.
- •West Newton: Denser & more commercial west of King George. Boundary Park & Beaver Creek anchor the residential side, with active townhouse pre-construction. Some blocks worth walking at 9pm before you write, but the daily-life retail & food scene is one of the deepest in Surrey.
- •Strawberry Hill: Long-time South Asian commercial corridor along Scott Road & 80 Avenue, mixed detached & townhouse stock. The cultural heart of West Newton, with weekend lineups for ethnic groceries, restaurants, & community events. Tightly woven with the West Newton family demographic.
- •Panorama Ridge: Luxury detached on large lots with scenic Mt. Baker & Fraser Valley views. Sits in the Queen Elizabeth Secondary catchment that commands a real price premium. The most prestigious East Newton family pocket, often a forever-home buy.
- •Sullivan Station: Dense townhouse & family-focused pocket on the eastern edge of East Newton, around 152 Street & the Sullivan Heights edge. New-build townhouse engine for growing families, walkable parks, & the Sullivan Heights Secondary catchment.

Surrey's upscale & coastal side. Beaches, golf courses, mature trees, top public + private schools, & a different lifestyle from the rest of Surrey. Borders White Rock (its own city, covered separately) & runs from Crescent Beach to the US border at Pacific Douglas.
- •Morgan Creek: Gated golf-course prestige neighbourhood. Older high-end detached, Southridge private school anchor.
- •Grandview Heights: Newer detached + townhouse, Grandview Corners + Morgan Crossing shopping.
- •Crescent Beach: Waterfront cottages & seasonal homes. Floodplain, no basements.
- •Ocean Park: Quiet coastal-edge family pocket, established detached, mature trees.
- •Sunnyside Park: Premium family pocket, Semiahmoo IB catchment, Sunnyside Acres Urban Forest.
- •King George Corridor: Infill detached + townhouse along the King George Boulevard spine, near major shopping & transit.
- •Pacific Douglas: Newer detached at the US border, Tatalu Elementary catchment, Berkley Village townhomes.
- •Hazelmere: Acreages, rural feel, ALR-adjacent. Less dense.
How to Pick the Right Surrey Community for You
Three honest filters before shortlisting:
- Commute Reality: Whalley & Fleetwood are best for SkyTrain commuters today, with Fleetwood adding service via the Langley extension. South Surrey is car-dependent. Cloverdale + Newton are mostly bus-or-car for now.
- Family Stage: First-time buyers concentrate in Clayton, West Newton, & Whalley condos. Move-up family buyers concentrate in East Newton, Sullivan Heights, Fraser Heights, & Sunnyside Park. Upscale move-up buyers concentrate in Morgan Creek & Pacific Douglas.
- School Catchment: Surrey School District 36 is the largest in BC. Catchment-driven price premiums are real (Sullivan Heights, Panorama Ridge, Semiahmoo, Fraser Heights). Confirm your specific address with the SD36 boundary tool before writing.
Once you have a top 2 to 3 shortlist, walk the specific block at 9pm. Surrey's reputation varies block by block, & the lived reality of any street is what matters more than the headline community average.

Fleetwood will join the rapid transit network when the SkyTrain extension to Langley opens, projected 2028. Outside those, expect car or bus commute times of 60 to 90 minutes in peak.
