  • This is a Zenterra project. If you have looked at Solana, Eden runs out of the same Willoughby Town Centre sales centre. Same developer, same neighbourhood, different building, slightly later completion (Eden is 2028, Solana is 2027).
  • Pricing is transparent and released. Unlike pre-launch projects where "register to learn more" is a deflection, Eden has a published sales offering with every unit type listed. What you see in this post is drawn from the June 2025 sales package and may have shifted with new promotions since.
  • Entry pricing is aggressive. A 434 sqft urban 1-bedroom starting at $379,990 is one of the lowest Langley new-construction entry points for 2028 delivery. Whether that pencils for you depends entirely on how you plan to use the space.
  • Included features are real, not small print. A/C, parking (except on the smallest 1-bedroom), premium appliances, and several finish upgrades are baked into base price. On most Langley condo pre-sales, those are line items you budget separately.

What Is Eden?

Eden is a residential condo building in the Uplands pocket of Willoughby, sitting at 7696 198B Street directly across from the Langley Events Centre. The product mix is wide for a single building: studios, urban 1-bedrooms, 1-bedroom + den, Jr. 2-bedroom, full 2-bedroom, 2-bedroom + den, Jr. 3-bedroom, and 3-bedroom penthouse plans. Interior sizes start at 434 sqft and run up to 1,151 sqft at the penthouse level.

The project shares its Willoughby sales centre with Solana (also by Zenterra). That matters for buyers: both projects can be reviewed side by side in one conversation, which is unusual in Fraser Valley pre-sales where most sales centres run a single SKU. For a buyer, the key signal is that Zenterra has delivered recently and repeatedly in this exact market (Willoughby and South Surrey). Camden, Windsor, and King + Crescent have all completed and transferred in the last three years, which gives you real-world information on their build quality and strata transition. That is a different risk profile than a developer with their first tower to deliver.

GST applies on top. Factor roughly 5% GST before any rebate eligibility. On a $379,990 Urban 1 Bed that is about $18,999 of GST; on a $724,990 2 Bed + Den it is about $36,250. Full new-home GST rebate is only available on homes with a total price under $350,000, which none of Eden's plans meet. Partial rebate kicks in between $350,000 and $450,000, so the Urban 1 Bed captures some rebate benefit. Larger plans do not.

Property Transfer Tax (PTT): first-time buyers can avoid PTT entirely on purchases under $500,000 (subject to eligibility) and receive a partial exemption up to $835,000. That means Eden's Urban 1-Bedroom, 1-Bedroom + Den, and Jr. 2-Bedroom price points all sit inside the meaningful first-time buyer PTT benefit range. "Early Promo" column: Zenterra is offering a credit at contract signing (varies by plan size) that effectively reduces the buy-in on the early inventory. Details and availability should be confirmed directly with Zenterra's sales team, because these promotional credits routinely change between release waves.

Deposit Structure

Confirmed (per June 2025 sales offering):

  • 1st deposit: $10,000 on suite request and contract writing
  • 2nd deposit: Remainder of 5% of purchase price, due 90 days after contract
  • 3rd deposit: Final 5% on February 28, 2026
  • Total: 10% of purchase price

Additional incentive: a 15% deposit paid within 90 days unlocks an additional $10,000 credit. This is a tradeoff: you tie up another 5% of purchase price for the duration of construction, but you pick up a hard-dollar rebate. On the Urban 1 Bed that is a 2.6% effective discount, which is material.

Deposits are held in trust by Zenterra's law firm (bank drafts made payable to McQuarrie Hunter LLP in trust). Zenterra's disclosure addenda have historically included deposit insurance through Travelers Insurance, which means your funds are insured for the full amount you paid even if some of the early deposits are released early to fund construction. Verify the current deposit insurance structure in the Eden disclosure statement before you sign.

What Is Included In the Price

This is the part of the Eden offering most buyers miss at first look. Zenterra has committed $40,000+ of features to the "Next 50 Homes" sales offering, and these are baked into base price rather than charged as upgrades:

Why this matters: in most Langley condo pre-sales, A/C is a $15,000 to $25,000 option, parking adds $30,000 to $45,000, and appliance packages sit between $3,000 and $8,000. Stripping those out of the base-price comparison matters when you are benchmarking Eden against competitors. On a real-dollar, after-feature basis, Eden is more aggressive than the headline price suggests.

Zenterra is aiming at multiple buyer profiles in one building: first-time buyers, investors, move-up downsizers, and families looking for a 3-bedroom condo alternative to an entry-level townhome.

What buyers should pull before signing on any plan:

  • The exact interior square footage (not including balcony or storage)
  • $/sqft comparison across plan types (cheapest plan is not always best value)
  • Orientation and view exposure (south, west, north, east)
  • Floor level and what the view corridor will become once Aura and future phases complete
  • Balcony or patio square footage
  • Which parking stall assignment you are getting (single, tandem, EV-ready)

Zenterra's Eden package sits at the higher end of what is typical for sub-$600,000 Langley condo product. Key items called out in the brochure:

Eden sits directly across from the Langley Events Centre, near the intersection of 200th Street and 76 Avenue. Willoughby is one of the most actively built-out sub-areas in Langley, with a steady pipeline of new-construction condo and townhome projects, growing retail at Willoughby Town Centre, and upcoming SkyTrain stations coming online with the Surrey-Langley SkyTrain extension.

Plan for slip: Fraser Valley pre-sale completions have been running 6 to 18 months late across the market. Budget that into your timeline, particularly if you have a rate hold, a sale-of-home contingency, or a lease end date tied to move-in. Ask for a written target date as part of your offer and confirm the disclosure statement's timing language.

Eden vs Solana: Same Developer, Same Sales Centre

The most direct comparison for Eden is Solana, the sister Zenterra project selling out of the same Willoughby Town Centre sales centre. Most buyers should compare both in one visit.

Practical takeaway: Eden is priced to come in well below Solana at the 1-bedroom level (reflecting a smaller 434 sqft urban plan with no parking included), and Eden's 2-bedroom base sits roughly $35,000 below Solana's despite Solana's units being slightly larger. Eden completes about a year later. Choose Eden if you are prioritizing entry price and a wider floor plan mix; choose Solana if you need earlier occupancy and a more proven unit size range.

  • Investors running the numbers on long-term hold. Zenterra's delivery track record in Willoughby is strong, the 2028 timeline gives you two years to plan financing, and the $40,000+ included features reduce capital outlay at possession.
  • Buyers who want A/C, parking, and premium finishes without line-item upgrades. These are baked in. On many competitor projects you are paying extra for them.

Not the Best Fit For

  • Buyers who need to move in within 12 months. Spring 2028 is almost 2 years away, and pre-sale completions regularly slip. Look at Solana (2027) or The Commons (move-in ready) instead.
  • Buyers who need the full GST rebate. Eden's plans (except the Urban 1 Bed) sit above the $450,000 rebate ceiling, so you are paying the full 5% GST on top of base price on most plans.
  • Buyers who want SkyTrain at their door today. Willoughby is on the Surrey-Langley SkyTrain extension path, but Eden is not adjacent to a station. Transit access is bus-based and car-based in the near term.
  • Buyers who prioritize floor plan certainty above all. Every pre-sale carries some risk that final dimensions, views, or amenity build-outs differ from the marketing renders. If that is a dealbreaker for you, look at resale or already-completed product instead.

Risks & Trade-offs

1. Price sheet freshness. The pricing in this review is drawn from Zenterra's published Eden sales offering. Developers routinely release new price waves with different promotional credits. Confirm current pricing with me before you treat these numbers as live.

2. Shared amenity cost-sharing. The outdoor amenity easement across Eden, Solana, and Aura means more amenity access but also strata cost-sharing across three sites. Ask for the Shared Amenities Easement and cost allocation formula in your disclosure review before you commit.

3. Completion slip. Spring 2028 is the target, not a guarantee. Fraser Valley pre-sale completions have slipped 6 to 18 months over the last three years. Structure your financing, rate holds, and sale-of-home contingencies around that reality.

4. GST on most plans. Eden's larger plans (Jr. 2 Bed upward) trigger the full 5% GST with no rebate. On a $724,990 2 Bed + Den, that is $36,250 of tax money that does not show in the base price headline. Build this into your affordability math.

5. Urban 1 Bed trade-off. The entry price is the 434 sqft Urban 1-Bedroom. That is genuinely small. Parking is not included at this plan tier, so add $35,000 to your budget if you need a stall (or reconsider the plan if you do not).
