The Falls is the family-focused anchor of Kanaka Springs, a 70-acre, 650-home master-planned community in East Maple Ridge by Epic Homes. 165 townhomes in the current phase, 2 to 4 bedrooms, entry $699,900 + GST. The resort-style Coho Club amenity centre (outdoor pool, hot tub, theatre room, trails into Kanaka Creek Regional Park) is distinct in the Maple Ridge market and rare across the Fraser Valley at any price. The catch is location: East Maple Ridge is further from Town Centre services than Inspire or Highpointe, and further from Vancouver than almost any other Metro pre-sale. This review walks what you get and what you give up.

The Coho Club: Why Amenities Set This Apart

The resort-style amenity centre is the biggest differentiator from every other Fraser Valley townhome project:

  • Outdoor heated pool (seasonal)
  • Hot tub
  • Theatre room
  • Outdoor recreation + children's play areas
  • Trail access directly to Kanaka Creek Regional Park
  • Community gathering spaces + landscaped gardens

No other townhome project in Maple Ridge, Langley, or Surrey offers a pool and hot tub. The closest equivalent in the Fraser Valley pre-sale market is a high-rise condo amenity floor at $800+/sqft. Here it comes with a townhome at $699,900 entry. The Coho Club is operational, earlier-phase residents already use it. Not a promise.

24951 112 Street, Kanaka Creek, Maple Ridge, BC. Trail access to Kanaka Creek Regional Park, Golden Ears Park ~20 min east, Town Centre services ~10 min west.

What's good: direct trail access to Kanaka Creek Regional Park. Backing onto salmon-bearing creek and forest. Golden Ears Provincial Park ~20 min by car. A legitimately "living in nature" setting that's rare in the Fraser Valley pre-sale market at this price.

What's not: East Maple Ridge is 15+ min to Town Centre services. Vancouver commute is 70-90 min by car. West Coast Express access requires a drive. No walkable amenities outside the community itself.

The honest take: you're buying nature access and community scale, not walkability or transit. If that trade-off works for your life, this is one of the stronger value plays in the Fraser Valley. If it doesn't, Langley townhomes offer more suburban convenience at higher prices.

Pricing & the Math

From $699,900. GST treatment and exact pricing by bedroom count are not fully public, confirm with the sales centre. All units likely exceed $450K and owe the full 5% GST.

Versus Langley townhomes: Heath West starts $799,900 + GST (all-in ~$840K). Griffon starts $939,900 GST-included. The Falls entry at $699,900 undercuts Langley by $100K to $240K. You're trading Willoughby's school catchment and road network for Kanaka's nature + resort amenity set. Different lifestyle, not a like-for-like.

Who Should Buy

Good fit:

  • Families who prioritize nature access. Trail-to-creek, park-adjacent, this is the closest thing to "living in nature" at a townhome price point.
  • Buyers who value amenity. Pool, hot tub, theatre don't exist elsewhere in Fraser Valley townhomes.
  • Work-from-home families. Commute irrelevance makes the location work.
  • Buyers open to community scale. 650 homes over multiple phases = real neighbourhood density.
  • Families wanting 2 to 4 bed variety. One of few Fraser Valley projects offering this range.

Not a good fit:

  • Daily Vancouver commuters. 70-90 min each way is brutal if you do it 5 days a week.
  • Transit-dependent buyers. No SkyTrain, limited bus.
  • Buyers seeking walkable urban life. Kanaka is a nature suburb, not a neighbourhood centre.
  • Buyers who want zero construction noise. Multi-phase master plan means active sites for years.
