  • This is move-in ready, not a long wait. Unlike most Fraser Valley pre-sales I cover (completions 2027-2028), Everwood has finished homes you can tour and take possession of within weeks rather than years. That shifts the financing math and eliminates completion slip risk.
  • These are genuinely large townhomes. Plans in the Lookout Collection run 2,430 to 2,502+ sqft indoor, with 4 bedrooms + den, 2.5 baths, and double garages. This is more townhome than most Willoughby or Surrey equivalents.

The design brief Woodlock ran on Everwood is "Kasen Living", a term drawing on the Japanese concept of forested, quiet residential retreat. Translated practically, that means oversized kitchen islands with wood slat detailing, gas fireplaces surrounded by floor-to-ceiling tile, primary bedrooms with 5-piece ensuites and semi-freestanding tubs, and thoughtful details like custom slatted wood wall detail in entry foyers.

Because the homes are already built, you can literally walk into a move-in ready Everwood townhome today, see the finishes in person, and make a decision based on what is in front of you rather than a brochure rendering. That is a meaningful advantage over every pre-sale on my Maple Ridge and Langley lists.

Woodlock Developments is the builder on Everwood, with sales and marketing handled by Breakside Real Estate Group. Everwood itself has collected a notable set of industry recognitions:

  • Reduced GST on qualifying new homes priced between $1,000,000 and $1,500,000
  • Practical impact: on a $899,900 Everwood townhome, a qualifying first-time buyer saves approximately $45,000 in GST. On a $1,049,900 Everwood unit, the partial rebate still saves meaningful dollars relative to full 5% GST

  • Buyers who want walkable retail. Silver Valley's nearest retail cluster is approximately 10 minutes by car. This is not an "everything at the doorstep" neighbourhood.

Risks & Trade-offs

1. Limited remaining inventory. Everwood marketing reports multiple home-sold weeks through late 2025 / early 2026. By the time this review reaches most readers, the specific plans available will be narrower than what is shown here. Confirm with me before committing to a plan.

2. First-time buyer GST qualification is specific. The new federal legislation eliminates GST on qualifying purchases, but eligibility requires meeting specific definitions (principal residence, income, prior ownership history). Do not assume you qualify without confirmation.

3. Silver Valley commute profile. If you are a family where both adults work downtown, the drive-to-transit time adds up. Test-run your commute before committing.

4. PTT on higher-tier homes. The $1,049,900 and $1,199,900 tier homes sit above the $835,000 first-time PTT partial exemption ceiling. Budget for full PTT plus any Foreign Buyers Tax that applies to your situation.
