Living in Aldergrove, Langley BC: The Honest 2026 Neighbourhood Guide
Living in Aldergrove, Langley BC: The Honest 2026 Neighbourhood Guide
Aldergrove sits on the Township of Langley's eastern border, and its August 2026 benchmark prices ran well under Langley's: $1,084,700 detached, $576,200 for a townhome, and $439,600 for a condo. That's 17.7% to 28.5% below the Langley figures. The trade-off is distance from everything to the west, with no SkyTrain station planned here.

What Aldergrove Actually Is
Aldergrove is one of the distinct communities inside the Township of Langley, and the Township describes it as a mix of rural, residential and business use on its eastern border. It's home to the Gloucester Industrial Park, parkland, and shops, and Fraser Highway runs right through the middle of it. That mix matters more than it sounds, because it means you can go from a townhome complex near the highway to acreage-style rural land in a very short drive. Land use in the area is guided by the Township's Aldergrove Community Plan, which is the document to check before you assume what can or can't be built next to a property you like.

The way I like to look at Aldergrove is that it isn't trying to be Willoughby. You're not buying into a brand-new master-planned neighbourhood with a SkyTrain station on the way. You're buying into an established, more rural-feeling part of Langley where your dollar goes noticeably further, and where the things you give up are mostly about distance. If you keep that framing in mind, the rest of this guide will make a lot more sense, because nearly every pro and con here comes back to the same trade: price against proximity.
Who Aldergrove Is Best For
Aldergrove makes the most sense if price is doing the heavy lifting in your decision. On FVREB's August 2026 benchmarks, a townhome in Aldergrove came in $230,200 below the Langley benchmark, and a detached home came in $394,700 below. For a lot of families, that's the difference between stretching into a detached home and settling for a townhome somewhere further west. If you've been priced out of the Langley neighbourhoods closer to Highway 1 and 200 Street, this is usually the first place worth a serious look.
It also suits you if you want a clear school pathway without guessing. Aldergrove Community Secondary lists its catchment elementary and middle schools right on its own website, so you can map the whole kindergarten to grade 12 path before you ever write an offer. And if your idea of a good weekend involves trails, horses, or a dog that needs space to run, having a Metro Vancouver regional park in the community is a genuine perk, not a brochure line.
Here's who I'd steer away. If you commute west every day and want rapid transit to be part of that, Aldergrove isn't your pick, because the Surrey-Langley SkyTrain line ends at 203 Street in Langley City. If you're buying a condo and plan to sell again in a couple of years, the August 2026 numbers show condos here selling well under their original list prices, so look at Willoughby or Walnut Grove instead, where condo demand has more depth.
Thinking About Buying or Selling in Aldergrove?
The best first step is a quick conversation. Pick a time in the calendar that works for you and we'll talk it through.
Real Estate and Housing in Aldergrove
The cleanest way to compare prices is the MLS® Home Price Index benchmark. A benchmark price is the board's estimate of what a typical home of that type in that area would sell for, which makes it steadier than an average of whatever happened to sell that month. Here's how Aldergrove lined up against FVREB's Langley area in August 2026, along with how much each benchmark moved over the previous year.
| Home Type | Aldergrove* | Langley* | Aldergrove vs Langley | Aldergrove, 1 Year* |
|---|---|---|---|---|
| Detached | $1,084,700 | $1,479,400 | 26.7% lower | -6.3% |
| Townhome | $576,200 | $806,400 | 28.5% lower | -4.9% |
| Condo | $439,600 | $534,000 | 17.7% lower | -7.2% |

All 3 Aldergrove benchmarks were lower than a year earlier, and Langley's were too: detached down 7.1%, townhomes down 5.0%, and condos down 8.8% across FVREB's Langley area. So Aldergrove hasn't been falling faster than the rest of Langley. It's been moving with it, from a lower starting point. If you're buying, that's useful context, because it means the gap you see today isn't a one-month blip.
If you're looking at townhomes or condos, you'll be buying into a strata. A strata is the corporation that owns and runs the shared parts of a complex, like the roof, the grounds, and the building systems, and every owner pays monthly strata fees toward it. In an older complex those fees and the strata's savings matter as much as the price, so the strata documents deserve a careful read before you firm up any offer.
How Fast Homes Are Selling
Price is only half the picture, so here's what FVREB's August 2026 activity numbers showed. The days figure is the point where half of the homes that went under contract had done so. The sales-to-active ratio is sales divided by active listings, so a higher number means buyers are absorbing more of what's for sale. The last column is what sold homes averaged as a share of their original list price.
| August 2026* | Days to Contract (Half of Sales) | Sales-to-Active Ratio | Average % of Original List Price |
|---|---|---|---|
| Aldergrove Detached | 24 | 19.6% | 96.3% |
| Langley Detached | 23 | 16.6% | 95.0% |
| Aldergrove Townhome | 22 | 55.6% | 92.7% |
| Langley Townhome | 22 | 23.7% | 96.9% |
| Aldergrove Condo | 85 | 12.5% | 86.5% |
| Langley Condo | 28 | 15.5% | 95.0% |
*Fraser Valley Real Estate Board Stats Centre, August 2026: listing-to-contract days, sales-to-actives ratio, and average % of original price, FVREB areas F66 (Aldergrove Langley) and F60 (Langley).
Detached homes are the steadiest part of the Aldergrove market, and in August 2026 they looked a lot like Langley overall, selling in a similar number of days and slightly closer to their original list price. Condos are the part to be careful with. A condo that sells at 86.5% of its original price, after sitting for months, tells you sellers are adjusting to the market rather than setting it. That can be a real opportunity if you're buying to stay put for 5 to 10 years, and it's a real risk if you might need to sell quickly.
Schools and Families in Aldergrove
Aldergrove Community Secondary serves grades 9 to 12, and the school describes itself as a comprehensive school in a rural community. Its catchment elementary schools are Parkside Centennial and Shortreed, and its catchment middle school is Betty Gilbert, which means the full public path from kindergarten to graduation runs through one set of schools. The school's own site says it's the second oldest school in the Langley School District, first opening in 1958, and it listed 2023 enrolment at over 600 full-time students plus more than 75 international students.

Catchments can change as enrolment grows, and Langley is a growing district, so treat any school list as a starting point rather than a promise. The Langley School District publishes catchment maps for elementary, middle, and secondary schools. Check your exact address on those maps before you let a school decide between 2 homes, because being a street on the wrong side of a boundary is an expensive surprise.
Commute and Getting Around
Aldergrove's biggest trade-off is distance. It sits on the Township's eastern border, so anything to the west, including the rest of Langley, Surrey, and Vancouver, is further away than it is from neighbourhoods like Willoughby or Walnut Grove. Fraser Highway runs through the community, and Aldergrove also has its own Canada-US border crossing, which is a genuine advantage if you cross regularly. I haven't put drive times in this guide on purpose, because they swing so much by hour and day that a single number would mislead you.

For transit, the key fact is the Surrey-Langley SkyTrain. The project extends the Expo Line along Fraser Highway from King George Station in Surrey to 203 Street in Langley City, with 8 new stations, and none of them is in Aldergrove. That line will still matter to you, because the Langley City end of it is a drive rather than a trip across the region, but you'd be driving to it. What I'd suggest is simple: before you buy, do your real commute from the actual street, at the actual time you'd leave, on a weekday.
Lifestyle, Shopping, and Amenities
The anchor of daily life for a lot of Aldergrove families is the Township's Aldergrove Community Centre at 27032 Fraser Highway. It has an ice arena, a fitness centre, and an indoor walking track, plus The Outdoor Experience, a waterpark with a 25 m pool, diving boards, a leisure pool, a hot tub, 3 waterslides, a river channel, a wave pool, a spray park, a sauna, and a steam room. Having all of that in one place, in the community itself, is something plenty of pricier Langley neighbourhoods can't match.
For the outdoors, Aldergrove Regional Park is run by Metro Vancouver, with meadows, forests, and wetlands and trails you can use on foot, bike, or horseback. The Rock 'n Horse Trail is 6.75km, the Pepin Brook Trail is a 3.5km loop, and there's an off-leash dog area in the north east section of the park. The Aldergrove Bowl area was a mined-out gravel pit in the 1990s before it was landscaped into parkland, and Pepin Brook is home to 3 species at risk, which gives the park a quieter, more natural feel than a typical city park.
Day-to-day shopping is local in scale, built around the shops the Township mentions alongside the Gloucester Industrial Park. If you want a big mall run or a full weekend of errands, plan on heading west. For a lot of people that's a fair trade for having a regional park and a full recreation centre closer to home.

Frequently Asked Questions
How much does a house cost in Aldergrove?
FVREB's August 2026 benchmark price for a detached home in Aldergrove Langley was $1,084,700, down 6.3% from August 2025. That was 26.7% below the $1,479,400 benchmark for FVREB's Langley area. A benchmark describes a typical home for the area, so a specific house can land well above or below it.
Is Aldergrove cheaper than the rest of Langley?
On FVREB's August 2026 benchmarks, yes, for all 3 main home types. Detached was 26.7% below Langley, townhomes were 28.5% below, and condos were 17.7% below. Lower prices come with a longer drive to anything west of Langley and no SkyTrain station in the community.
What schools serve Aldergrove?
Aldergrove Community Secondary serves grades 9 to 12, and its catchment elementary schools are Parkside Centennial and Shortreed, with Betty Gilbert as the catchment middle school. The Langley School District publishes catchment maps, so confirm your exact address before you rely on a specific school.
Will the SkyTrain come to Aldergrove?
Not on the current plan. The Surrey-Langley SkyTrain extends the Expo Line along Fraser Highway from King George Station to 203 Street in Langley City, and none of its 8 stations is in Aldergrove. If you need rapid transit for a daily commute, look further west.
What is there to do in Aldergrove?
The Township's Aldergrove Community Centre on Fraser Highway has an ice arena, a fitness centre, an indoor walking track, and The Outdoor Experience waterpark. Metro Vancouver's Aldergrove Regional Park adds trails for walking, cycling, and horseback riding, plus an off-leash dog area in its north east section.
Is it a good time to buy a condo in Aldergrove?
The August 2026 FVREB numbers lean toward buyers. Condos that sold in Aldergrove averaged 86.5% of their original list price, and half took longer than 85 days to go under contract. Aldergrove has few condo sales each month, so read those figures over several months before you lean on them.
Is Aldergrove Right for You?
If your budget is what's steering the search and you drive for most of your week anyway, Aldergrove is one of the most sensible places in Langley to look, especially for a detached home or a townhome. The benchmark gap is large, it's held steady as the whole market softened, and you're not giving up schools or recreation to get it. That's a much better deal than most people expect when they first rule out the eastern edge of Langley.
If rapid transit, shorter drives west, or a quick condo resale matter more to you than price, you'll likely be happier further west. Murrayville and Brookswood keep an established feel closer to the middle of Langley, and Fort Langley trades a higher price for its village character. Either way, the right move is the one that fits the next 5 to 10 years of your life, not just this month's price.
