Where Surrey clusters around SkyTrain and Langley builds family townhomes in Willoughby, Maple Ridge offers smaller entry prices with a nature-first lifestyle neither city can match. The trade-off is real: longer commute, car dependence, smaller project pipeline. But for buyers priced out of Surrey and Langley, this is where the math starts working again. This guide walks all 4 active pre-sale projects honestly and helps you decide whether Maple Ridge fits your situation.

Maple Ridge's Pre-Sale Market Right Now

  • Smallest entry prices in Metro Vancouver. Condo pre-sales start at $345K (Inspire) and $385K (Highpointe). Comparable to Langley's Solana but with concrete construction option at Highpointe. Townhomes start at $700K (The Falls), ~15 to 25% below Langley townhome entry.
  • Townhomes and condos, not towers. Maple Ridge density caps keep everything at 6 storeys or below. No 40-storey towers. Streetscape still feels like a neighbourhood.
  • Commute is the defining trade-off. West Coast Express is downtown Vancouver in 54 min, limited peak service. B-Line to Coquitlam Centre SkyTrain adds 45 to 60 min each way by bus. If you work from home 3+ days/week, manageable. If you commute daily, budget $25K/year in transportation.
  • Nature access is unmatched. Golden Ears Provincial Park, Kanaka Creek, Alouette River, all within 15 minutes. No other Fraser Valley market puts you this close to wilderness.
  • Buyer's market conditions. 2025 was the Fraser Valley's slowest year in 2+ decades. Inventory is elevated, developers are flexible on incentives. If you're buying here, you have leverage.

Best for: move-up buyers and families who want a premium, low-density product in a quieter neighbourhood. Gated format and 35-unit count create a tight community feel.

Trade-off: premium pricing ($900K to $1.2M+). Small scale means limited floor plan choices. Silver Valley is further from Town Centre amenities.
