Surrey has more pre-sale inventory than any other city in the Fraser Valley. 6 active projects tracked here, pricing from the low $400,000s for entry condos to $1,100,000+ for mixed condo/townhome products. More options than Langley or Maple Ridge, but not every project is the right fit. This guide breaks down each project, compares them honestly, and helps you narrow based on what actually matters to your situation.

Surrey's Pre-Sale Market Right Now

  • City Centre is the busiest corridor. 2 of the 6 projects sit within walking distance of King George SkyTrain, competing for the same urban buyer pool. The other 4 are suburban plays across South Surrey, Sullivan, and Bear Creek.
  • Pricing is wide. $/sqft runs from $590 (Newton townhomes) to $1,100 (City Centre premium towers). The gap reflects location and density, not quality alone.
  • GST hits every project on this list. All exceed the $450,000 rebate threshold on most or all units, adding $22,500 to $46,000+ in cost not reflected in sticker prices.
  • Completion timelines vary. One project has units ready now. Others deliver 2028 to 2029.
  • Incentives are back. 2 of the 6 projects are offering non-trivial incentives (upgrade packages, promotional deposits, assignment-fee waivers). That tells you something about absorption at current prices.

Trade-off: GST rebate is gone on 80%+ of inventory. Strata fees developer-managed with no cap in early years.

What stands out: Tower 2 assignments are already trading at $15K to $40K premiums before it completes. That's a rare live read on Surrey City Centre resale demand right now, and the cleanest benchmark for Park George's near-term hold value.

What stands out: Stack the incentives against sticker: $19,800 upgrade credit + free parking (~$30K retail) + 0% assignment fee knocks roughly $50K off the effective entry price. That materially changes the $/sqft math versus every other project on this list.

Trade-off: no public pricing. All units exceed $400K so zero GST rebate. Dust, noise, traffic well into the late 2020s.

What stands out: GT1 is already occupied right next door. You can walk a finished Anthem Georgetown building today to evaluate finish quality, elevator reliability, and amenity execution before committing to GT2. Few Surrey pre-sales give you that level of due-diligence preview.

Best for: families needing 3+ bedrooms, outdoor space, and comfortable with car-dependent living.

Trade-off: higher total price than comparable condos despite smaller $/sqft. Not walkable to SkyTrain (5 to 6 km). All units carry $38,750 to $46,000 in GST above sticker.

What stands out: The 61,000 SF central park is delivered by Dawson + Sawyer as the community anchor, rare for a townhome project at this price point. D+S has 55+ years and 2,500+ Surrey homes behind that delivery promise, a local track record few developers match.

Trade-off: pricing is registration-gated and the 6-phase build means years of on-site construction for early buyers. South Surrey commute to Vancouver is long without Expo SkyTrain access.

What stands out: 22 distinct floor plans inside a 171-unit community gives buyers unusual flexibility at this price tier. Most Fraser Valley townhome projects cap at 6 to 10 plans.

Trade-off: late 2025 completion means fewer assignment opportunities. King George Corridor is car-dependent and further from Expo SkyTrain than City Centre options.

What stands out: Ground-level entry to Alderwood Park's trail network plus the Earl Marriott catchment is a specific quality-of-life stack most Surrey presales cannot offer at this price point.

Which Fits Your Situation?

First-time buyer

Start with Amson Bloc, entry at $449,900 with an aggressive incentive package. Accept the developer-risk caveat. If you can stretch to $500-550K and want transit, look at smaller Park George or Georgetown units.

Investor

City Centre projects have the most compelling rental demand story (SkyTrain, SFU Surrey, hospital district). Park George is the cleanest risk because Tower 1 is complete, you can calculate actual rental yield. Georgetown gives master-plan exposure but long uncertain timeline.

Family

QUEENS Forest Hills is the only Surrey pre-sale townhome right now. 3 to 4 bed, yard, garage, 3 storeys. If you're open to Langley, Heath West and Griffon offer parallel options in Willoughby.

Long-term hold (5+ years)

Any City Centre project benefits from the ongoing SkyTrain and density story. QUEENS benefits from ground-oriented scarcity. Pick based on what you can afford to carry and what matches your life, not what might appreciate most.

Pre-Sale vs Resale: A Reminder
