Your priorities might reorder this list, and I'll tell you who each area is wrong for as we go.
1st: Willoughby

Willoughby is where most of Langley's condos have been built in the last decade, and that shows up in everything: the widest selection, the newest buildings, and the deepest resale demand in the city. You're buying close to the city-wide Benchmark here, with newer strata plans, warranty coverage on recent buildings, and the kind of first-time buyer demand that makes selling later straightforward. The trade-off is construction: Willoughby is still building out, so expect cranes, dust, and evolving streetscapes for years yet. Skip it if you want mature trees and settled streets, that's Walnut Grove's lane.
2nd: Langley City
Langley City condos carried a $488,000 Benchmark in June 2026, about $54,000 under the city-wide number, and this is the only spot on this list with a rapid transit bet attached: the Surrey-Langley SkyTrain terminus lands here. The stock skews older than Willoughby, which means lower prices per square foot and bigger floor plans, but also older strata plans where the depreciation report matters more than the kitchen finishes. Homes here took around 40 days to sell in June, so you can negotiate. Skip it if you need a newer building or you're nervous about older-building special assessments. If you're patient and buying for the 2029-and-after transit picture, this is the value play in Langley.
3rd: Walnut Grove
Walnut Grove is the established option: mature streets, quick Highway 1 access for commuters, and condo buildings that have been standing long enough to have a track record you can actually read. That cuts both ways. You can verify how a building has been run for 20 years, and you also inherit 20 years of wear, so the strata document review is the whole game here: minutes, depreciation report, contingency fund, all of it. Rental demand is steady from families between homes. Skip it if you want walk-to-everything urban living, Walnut Grove is a drive-first neighbourhood.
4th: Aldergrove
Aldergrove is Langley's budget door: a $451,200 condo Benchmark in June 2026, the lowest entry price in the city by a wide margin. The honest catch is liquidity. Aldergrove condos averaged over 3 months on market in June, the slowest in Langley, which means you'll buy well but you need to plan to sell patiently too. The neighbourhood itself is investing in its core, and the border crossing plus Highway 1 access work fine for east-west commuters. Skip it if you might need to sell fast in the next couple of years, thin markets punish forced sales. Buy it if your hold is 5 years or more and the entry price is what gets you owning instead of renting.
5th: Fort Langley
Fort Langley condos are a different purchase entirely: a $772,900 Benchmark in June 2026, the highest in Langley, for the smallest supply. You're paying for the village, walkable heritage main street, river trails, farmers' markets, and a lifestyle no other Langley neighbourhood offers. Units come up rarely and command a premium when they do, which protects value but limits choice. Skip it if you're optimizing dollars per square foot, this is the worst place in Langley to do that. Buy it if the village life is the point and you'd rather own less space somewhere you love walking out the front door.
The one that didn't make the list
Murrayville deserves a mention: quiet, central, hospital-adjacent, with a small condo stock that suits downsizers more than first-time buyers. It missed the top 5 on selection, there's simply not much to choose from at any given time, but if a good unit surfaces there, it's worth a look.
