  • Downtown Langley City, not Willoughby. This is a different part of Langley than Eden, Solana, Jericho Park, or Azure Grove. Buyers who want walkable retail, existing transit, and the original Langley downtown grid will prefer this location over the Willoughby Township build-out.
  • Boutique building. At 171 homes across two connected low-rise buildings, Kamilia is smaller than Azure Grove (273), Jericho Park, or Eden. That usually means lower strata operating overhead and a more personal building culture.

Kamilia is a low-rise, two-building condo community sitting inside Langley City's downtown grid at 20500 56 Avenue. The defining visual element is the cherry-blossom-lined courtyard running between the two buildings, which functions both as private landscape and pedestrian spine connecting residents through the site.

The pitch here is more "downtown urban condo" than "suburban master-planned." Downtown Langley City already has grocery, restaurants, cafés, transit (Langley Centre bus exchange), medical services, and the existing retail fabric of an established town centre. That is a materially different lifestyle proposition than the under-construction Willoughby projects, which are still waiting for their surrounding retail to fill in.

Who Is the Developer?

Kingdom + Everprosper Development are the co-developers on Kamilia. Kingdom Properties is an active BC developer with a multi-family portfolio, and Everprosper Development operates across residential and mixed-use projects in the Lower Mainland. The project also carries the RBLVD (Redmond Boulevard) marketing and design involvement visible on the info sheet branding.

As with any smaller developer partnership, the buyer's job at disclosure review time is to confirm the deposit protection arrangement, the financing and construction commitments, and the track record on any recently completed projects by the principals. Property Transfer Tax (PTT): first-time buyers can claim a partial PTT exemption up to $835,000, which covers both plan types. The 1 Bed + Flex at $449,900 is also under the $500,000 full exemption threshold for first-time buyers, which can save thousands at closing.

Plan mix positioning: Kamilia does not sell a studio or a 3 bedroom. If you want a studio for entry-level exposure, look at Azure Grove ($299,900) or Eden ($379,990 Urban 1 Bed). If you want a 3 bedroom condo, look at Jericho Park (from $753,900) or Eden's Jr. 3 Bed. Kamilia is for buyers who specifically want a 1 Bed + Flex or a 2 Bed / 2 Bath in downtown Langley.

For buyers planning to pull deposits from a sale of an existing home or liquid investments, Kamilia's two-payment structure is one of the more manageable in active Langley pre-sales.

Deposits are made payable to PLLR Lawyers in Trust, which means your funds sit in a law firm trust account rather than directly with the developer. Confirm the deposit insurance or protection arrangements in the disclosure statement before signing.

Risks & Trade-offs

1. Smaller developer track record. Kingdom + Everprosper are an active partnership but do not have the volume of completed projects that Zenterra (Eden, Solana) or Essence (Jericho Park) carry in this market. Due diligence on completed projects and deposit protection matters more here, not less.
