What Cloverdale Actually Is

Cloverdale is the heritage small-town neighbourhood inside Surrey that anchors the southeast quadrant of the city. The boundaries of Cloverdale-proper run roughly from 168 Street east to 192 Street, & from 56 Avenue north to 72 Avenue, anchored by the historic downtown core at 176 Street & 58 Avenue, where the Cloverdale Rodeo grounds, the Surrey Museum, & the original main-street businesses sit within walking distance of each other.

Most Surrey buyers know Cloverdale by association with the broader region, which also includes Clayton on the east side & Serpentine on the south. This guide is specifically about Cloverdale-proper, the historic neighbourhood centred on the downtown grid: older detached homes on bigger lots than Clayton, a small but real walkable retail core, & a multi-generational community that takes the annual Rodeo personally.

For Surrey buyers, Cloverdale plays the role of the 'small-town inside the city'. You get a real heritage main street, a walkable downtown for coffee & lunch, larger detached lots than the newer Surrey pockets, & easy access to KPU Cloverdale, Lord Tweedsmuir Secondary, the new Cloverdale Hospital under construction, & the Northview & Hazelmere golf courses 10 minutes away. The trade-off is that the housing stock is older, condo inventory is shallow, & the rest of Surrey-style amenities require a 5 to 10-minute drive.

Who Cloverdale Is Best For

Cloverdale rewards buyers who care about character & community more than newer construction. The 4 buyer profiles that consistently win in this pocket:

  • Heritage-Character Detached Buyers: Families who want a 1970s or 1980s detached on a flat 6,000-to-8,000 sqft lot, within walking distance of a real downtown. Cloverdale has more walkable detached than any other east-Surrey pocket.
  • School-Driven Families: Buyers prioritizing the Lord Tweedsmuir Secondary catchment & one of the Cloverdale-area elementaries. The combination of multi-generational community ties & strong civic infrastructure is hard to replicate elsewhere in Surrey.
  • Active-Lifestyle Buyers: Households who care about Cloverdale Athletic Park, Cloverdale Recreation Centre, Northview & Hazelmere golf courses, the Cloverdale Curling Club, & the Surrey Sport & Leisure Complex 8 minutes west. There's more here for active buyers than the surface suggests.
  • First Townhouse Buyers Who Want Older Bones: Buyers comparing a 2010-era Cloverdale townhouse against a brand-new Clayton complex, willing to trade a few years of build-age for a quieter location, larger common areas, & a proper main street.

Real Estate & Housing in Cloverdale

Detached homes are the headline product in Cloverdale-proper. The benchmark home is a 1970s, 1980s, or 1990s 2-storey on a 6,000-to-8,000 sqft lot, with 3 to 5 bedrooms upstairs & a basement that's often suited. Pricing currently sits in the $1.3 Million to $1.7 Million band for typical condition, & renovated homes with newer kitchens, bathrooms, & a legal suite push $1.8 Million to $2.1 Million. The biggest lots near the historic core or backing on the green-space corridors trade in their own lane & should be priced street-by-street.

Townhouses in Cloverdale are mostly 2005-or-newer 3-bed, 2.5-bath, double-garage units, with both row-style & side-by-side complexes. The $700,000 to $900,000 range covers most of the active inventory, with newer 2018-plus complexes pushing into the upper end. Inventory is meaningfully shallower than Clayton's, but the strata fees & locations near the downtown grid often justify the trade-off.

Condos are the smallest segment but real, with several low-rise & mid-rise wood-frame buildings clustered near the downtown core & along 64 Avenue. Expect $475,000 to $625,000 for a 1-bed or 2-bed unit with in-suite laundry & 1 parking stall. Newer concrete builds along the perimeter (including some pre-sale activity tied to the Cloverdale Hospital build-out) trade slightly higher. Strata fees & depreciation reports matter a lot in this age bracket, so always pull the financials before writing.

Schools & Families

Cloverdale-proper has multiple Surrey School District elementary catchments depending on your address: Cloverdale Traditional Elementary, Hillcrest Elementary, Surrey Centre Elementary, & Martha Currie Elementary are among the common options inside or just outside the boundary. Cloverdale Traditional in particular has a long-standing reputation for its program structure & community involvement. Catchments shift periodically, so always confirm by exact address with the Surrey School District before writing.

For secondary, the catchment school for most of Cloverdale is Lord Tweedsmuir Secondary at 6151 180 Street. It serves around 1,500 students with a full slate of academic, AP, athletic, & arts programs, & is the social anchor school for Cloverdale-proper kids. Some pockets near the eastern edge feed Salish Secondary in Clayton instead, so always verify by exact address.

For post-secondary, the Kwantlen Polytechnic University Cloverdale campus on 76 Avenue offers trades, technology, & continuing-education programs, & functions as a major weekday driver of foot traffic & local employment. Family infrastructure beyond the schools is dense: Cloverdale Recreation Centre, Cloverdale Athletic Park, Cloverdale Curling Club, & a long-tenured set of community organizations all serve the multi-generational families who make up the core of the neighbourhood.

Commute & Getting Around

Cloverdale's commute story is built around 2 corridors that frame the neighbourhood. Highway 10 (56 Avenue) runs along the southern edge & connects you west to Highway 99 in Delta or east into Langley & onto Highway 1. Highway 15 (Pacific Highway / 176 Street) bisects the downtown grid & runs north toward Highway 1 or south to the US border. Together these give Cloverdale fast access to all 4 directions out of Surrey.

Real-world drive times from Cloverdale, with weekday morning traffic, look like this: Surrey Memorial & City Centre 18 to 25 minutes, Guildford Town Centre 12 to 18 minutes, Langley downtown 10 to 15 minutes, downtown Vancouver 60 to 80 minutes via Highway 99, Burnaby (Brentwood / Metrotown) 35 to 50 minutes, Abbotsford 25 to 30 minutes east via Highway 1, & YVR 50 to 65 minutes. Closer trips: Costco Cloverdale is 5 to 7 minutes, Walmart Cloverdale is 5 minutes, Willowbrook Mall is 12 minutes east, & Highway 99 is a 7-minute drive south on Highway 15.

Transit through Cloverdale is bus-based today, with frequent service along Fraser Highway, 64 Avenue, 56 Avenue, & 176 Street feeding into Surrey Central or the Langley Centre exchange. The future Surrey-Langley SkyTrain extension along Fraser Highway opens in 2029 with stations slightly north of Cloverdale-proper, but the Clayton & Bakerview stations will be reachable by bus or quick drive from the historic core.

Lifestyle, Shopping, & Amenities

Cloverdale has the most walkable downtown of any Surrey neighbourhood, full stop. The 176 Street historic main-street grid hosts independent restaurants, cafes, antique shops, the Surrey Museum, professional offices, & the Cloverdale Saturday market in season. It's nothing destination-scale, but the day-to-day rhythm of a real downtown is something newer Surrey pockets simply don't have.

For full-format shops, the Cloverdale Crossing power centre on 64 Avenue (Costco, Walmart, Save-On-Foods, Home Depot, Cineplex Cinemas) handles the big-box trip. Willowbrook Mall is 12 minutes east in Langley for the mall-format experience, & Guildford Town Centre is 15 minutes northwest. The annual Cloverdale Rodeo & Country Fair on the Victoria Day long weekend is the calendar anchor of the year, regularly drawing 100,000-plus attendees & spilling into the downtown core for several days.

For weekend lifestyle, Fort Langley's heritage village is 12 minutes east, Crescent Beach is 22 minutes south, & you can be at the US border for outlet shopping in Blaine WA in 18 minutes via Highway 15. The new Cloverdale Hospital currently under construction off 64 Avenue will become a major regional health-care anchor when it opens, & is already changing the appraisal trajectory for nearby parcels.

Outdoors & Recreation

Cloverdale's outdoor anchor is Cloverdale Athletic Park, a multi-field sports complex that hosts soccer, lacrosse, baseball, & football leagues across all age groups. The Cloverdale Recreation Centre attached to the park gives you indoor pool, ice rinks, & fitness facilities in one stop. Northview Golf & Country Club is a 5-minute drive northeast, Hazelmere Golf Course is 12 minutes south, & Campbell Valley Regional Park is 12 minutes east for major trail loops & equestrian-friendly sections.

Frequently Asked Questions

Where exactly is Cloverdale-proper in Surrey?

It's anchored by the historic downtown core at 176 Street & 58 Avenue, with Clayton on the east, Serpentine on the south, & Cloverdale Crossing on the southwest.

How is Cloverdale different from Clayton?

Clayton is the newer master-planned townhouse-dominant pocket on the eastern side of the broader Cloverdale region, hugging the Langley city line. Cloverdale-proper is the older heritage neighbourhood with the historic main-street downtown, larger detached lots, & a multi-generational community character. Clayton wins on newer construction & deeper townhouse inventory, Cloverdale wins on character, lot size, & a real walkable downtown.

How much does a detached home cost in Cloverdale in 2026?

Typical 1970s, 1980s, & 1990s detached homes on 6,000-to-8,000 sqft lots currently trade in the $1.30 Million to $1.70 Million band. Renovated homes with a legal suite & updated kitchens push $1.80 Million to $2.10 Million. Larger lots near the historic core or backing on green-space corridors trade in their own lane. Always pull current actives & solds for the specific street & lot type before writing.

How much does a townhouse or condo cost in Cloverdale in 2026?

Newer 3-bed double-garage townhouses run $700,000 to $900,000, with the deepest inventory in 2005-or-newer complexes. Always read the depreciation report & strata bylaws before writing.

When is the Cloverdale Rodeo, & does it affect daily life year-round?

The Cloverdale Rodeo & Country Fair runs every Victoria Day long weekend in May. It draws 100,000-plus attendees over 4 days & generates significant traffic & noise inside the downtown core during the event. Outside that weekend, daily life is quiet & residential. The Cloverdale Fairgrounds are used for other events year-round, but nothing on the same scale.

When does the new Cloverdale Hospital open?

The new Cloverdale Hospital is under construction & scheduled to open in the late 2020s. The site sits off 64 Avenue & is already changing the appraisal trajectory for nearby parcels, with several new-build townhouse & low-rise condo projects in pre-sale or construction stage in anticipation of the demand-driver coming online.

Is Cloverdale Right for You?

Use these 4 questions as a quick gut check before you book a tour weekend in Cloverdale:

  • Do You Want Character Over Newer Construction: If yes, Cloverdale fits. If you want a 2018 build with a quartz waterfall, Clayton has more of that exact unit at every price point.
  • Do You Value A Walkable Main Street: Cloverdale is the only Surrey pocket with a real heritage downtown grid. If walking to coffee on a Saturday matters to you, this is your neighbourhood.
  • Are You Lord Tweedsmuir-Catchment Driven: If the Tweedsmuir catchment is a hard requirement for your kids, you'll want to focus inside the Cloverdale-proper boundary rather than drift east into Salish or west into Newton catchments.
  • Are You Comfortable With Older Bones: Most Cloverdale detached are 30-plus years old. Inspections, contingency budgets, & a willingness to upgrade systems over time are essential.
