Hazelmere sits in southeast Surrey, pressed against the US border south of Highway 99. The boundaries run roughly from 176 Street east to 192 Street, & from 0 Avenue north to 16 Avenue, anchored by the Hazelmere Golf Course at 18150 8 Avenue. Most of the area is in the Agricultural Land Reserve, which is the single most important fact to understand before buying here.

If Clayton is master-planned suburbia, Hazelmere is the opposite: a rural-zoned pocket of 1-acre to 5-acre lots, working farms, equestrian centres, light-industrial uses, the Hazelmere RV Park, & a golf course that doubles as the social anchor. Lot sizes start at 1 acre on the smallest residential parcels & extend to 20-plus-acre estates with barns, riding rings, & multiple outbuildings.

For Surrey buyers, Hazelmere plays the role of the 'rural lifestyle pocket inside a major city'. You can keep horses, run a small farm, store an RV fleet, or operate a contractor's yard, all 25 minutes from Surrey City Centre. The trade-off is that almost nothing about Hazelmere works like a typical suburban Surrey neighbourhood: housing forms are limited, ALR rules constrain what you can build, & the entry price reflects acreage, not square footage.

Hazelmere is not subtle about who it's for. The 4 buyer profiles that consistently win in this pocket:

  • Equestrian Buyers: Families with horses who need at least 2-acre lots with barns, riding rings, & paddock space. Hazelmere has more turnkey equestrian properties than any other Surrey neighbourhood.
  • Hobby Farm Buyers: Buyers who want to grow blueberries, raise chickens, run a small market garden, or operate a winery-scale orchard. ALR designation lets the land work for you under specific use rules.
  • Contractor & Tradesperson Owners: Buyers who need permitted lot space for trucks, equipment, RVs, or a workshop, & don't want to lease industrial space elsewhere. Several Hazelmere parcels permit accessory buildings at scale.
  • Estate-Lifestyle Buyers: High-net-worth buyers who want a custom-built estate on 5-plus acres, with privacy, mature trees, & a 5-minute drive to Hazelmere Golf or 15 minutes to South Surrey amenities.

Real Estate & Housing in Hazelmere

Detached homes are essentially the entire market in Hazelmere, but the range is wider than any other Surrey neighbourhood. Entry-level pricing on a 1-acre lot with an older 1970s or 1980s rancher sits around $1.5 Million. Mid-tier 2-to-5-acre properties with newer custom builds & functional outbuildings move in the $2 Million to $3 Million band. Estate-tier 5-plus-acre properties with luxury custom homes, riding rings, & multiple outbuildings push $3.5 Million to $4 Million-plus. Land per acre matters more than house square footage in this market.

Townhouses in Hazelmere are essentially nonexistent. There's a small handful of rancher-style townhouse complexes on the perimeter, mostly aimed at downsizing acreage owners who still want a yard & a garage. When these come up they tend to move quickly to a very specific buyer pool. If you want a typical 3-bed 2.5-bath townhouse, you'll need to look at South Surrey or further north in Clayton.

Condos do not exist in Hazelmere. The zoning & ALR designation rule out high-density forms entirely. Buyers who want condos near this part of Surrey should look at Grandview Heights or Morgan Creek just to the west, or further north toward Cloverdale.

Hazelmere itself doesn't have schools inside the boundary, so families with school-age kids will be driving them to nearby South Surrey & White Rock catchment schools. Pacific Heights Elementary, Sunnyside Elementary, & Jessie Lee Elementary are among the closest options on the elementary side. For secondary, most Hazelmere families feed into Earl Marriott Secondary or Semiahmoo Secondary. School District 36 catchment maps shift periodically, so always confirm by exact address before writing.

Family life in Hazelmere is built around the rural lifestyle rather than walkable amenities. Kids grow up around horses, farm equipment, & long driveways, with the Hazelmere Golf Course, Hazelmere RV Park & Campground, & the Semiahmoo Fish & Game Club all functioning as community anchors. The equestrian community is genuine & multigenerational, with several boarding & training facilities active inside the boundary.

For sports & extracurriculars, families typically drive 12 to 18 minutes to South Surrey rec centres, ice rinks, & swimming pools. The Grandview Heights Aquatic Centre, the South Surrey Athletic Park, & the Cloverdale Athletic Park are the most-used facilities. Daycare is sparse inside Hazelmere itself, so most families either drive into South Surrey or use in-home care arrangements common to rural-zoned communities.

Commute & Getting Around

Hazelmere's commute story is built around 3 corridors: Highway 99 for the run north into Vancouver or south to the Peace Arch border, 176 Street (Pacific Highway) for the run north to Cloverdale & Highway 1, & King George Boulevard / 152 Street for the run west into South Surrey. Most Hazelmere addresses are within a 5-minute drive of at least 2 of those.

Real-world drive times from Hazelmere, with weekday morning traffic, look like this: South Surrey Town Centre 12 to 15 minutes, Cloverdale 18 to 22 minutes, Surrey City Centre 25 to 30 minutes, downtown New Westminster 35 to 45 minutes via Highway 99 & the Alex Fraser Bridge, downtown Vancouver 55 to 75 minutes, & Abbotsford 30 to 40 minutes east via Highway 1. Closer trips: Hazelmere Golf Course is in-neighbourhood, Hazelmere RV Park is in-neighbourhood, the Peace Arch border crossing is 8 to 10 minutes south, & Grandview Corners shopping is 10 minutes west.

Transit in Hazelmere is essentially nonexistent. There's no SkyTrain anywhere in southeast Surrey, & bus service through ALR-zoned areas is sparse to none. If you're not willing to drive everywhere, this is not the right neighbourhood. The closest SkyTrain is King George Station, a 25-minute drive north. The future Surrey-Langley extension does not reach Hazelmere either, so this profile won't change.

Lifestyle, Shopping, & Amenities

Hazelmere has no commercial core inside the boundary. For daily-life shopping, residents drive 8 to 12 minutes west to Grandview Corners (Walmart, Save-On-Foods, Home Depot, Costco-adjacent strip), 10 minutes northwest to South Surrey Town Centre (Choices, London Drugs, restaurants), or 12 minutes north to Cloverdale for the more independent businesses & the Cloverdale Saturday market in season.

Inside Hazelmere, the social anchor is the Hazelmere Golf Course, which serves as the de-facto community clubhouse, restaurant, & gathering place for many residents. The Hazelmere RV Park & Campground brings short-stay & seasonal traffic in summer months, & the Semiahmoo Fish & Game Club & several equestrian centres host events that draw the local community together. There's also a notable concentration of farm-gate sales (blueberries, market vegetables, eggs) along 0 Avenue & 8 Avenue in growing season.

For weekend lifestyle, White Rock's beachfront is 15 minutes west, the Peace Arch crossing & Blaine WA outlet shopping is 8 minutes south, & the Crescent Beach / Ocean Park trails are a 20-minute drive. For destination golf, Hazelmere is at the heart of a 4-course cluster including Northview, Morgan Creek, & Hazelmere itself.

Outdoors & Recreation

Hazelmere's outdoor culture is built around what private acreage allows: trail riding, dog walking on long quiet roads, & forested back parcels with second-growth fir & cedar. The Semiahmoo Fish & Game Club on the eastern edge offers shooting & angling facilities for members. Public trail systems are limited inside the boundary itself, but Campbell Valley Regional Park is 12 minutes northeast for major trail loops, & Crescent Park in South Surrey is 15 minutes west. The Hazelmere Golf Course driving range serves as a daily-life sports anchor for many residents who don't ride horses or own farms.
