Should You Buy at Griffon?

If you are shopping for a new townhome in Langley's Willoughby area and need 4 bedrooms, Griffon is one of the few options where you can move in now rather than waiting 1 to 2 years for construction. That alone makes it unusual in the pre-sale market. But "move-in ready" does not mean "right for everyone." The all-4-bedroom layout, the car-dependent location, and the unconfirmed deposit structure all deserve a closer look before you commit.

Project Overview

Griffon is a 68-unit townhome community by Sunmark Developments in Yorkson, part of the broader Willoughby masterplan. These are 3-storey wood-frame townhomes, all with 4 bedrooms. There are no 2-bedroom or 3-bedroom options.

Unit Mix:

Plan C43.51,898$1,099,900~$579
Plan D43.51,915 to 1,930$1,069,900~$554

All prices as of April 2026, GST included per REW listing.

Amenities: firebowl lounge (outdoor), children's play area, shared lawn, 24-hour security, visitor & underground parking, storage lockers, city views from select units. No indoor amenity building, gym, pool, or concierge. Community-scale outdoor focus only.

Finishes: laminate hardwood, quartz countertops, stainless appliances, forced air heating (not heat pump), internal garage with bike storage. Standard for the price band, no upscale package.

Griffon Langley townhome kitchen interior render: white shaker cabinetry, quartz waterfall island, stainless French-door fridge, pendant lighting

Sunmark's official Griffon kitchen render: white shaker cabinetry, quartz waterfall island, stainless French-door fridge, pendant lighting over the island.

Location: Yorkson, Willoughby

Yorkson is a family suburb in Langley Township, transitioning from farmland to new-build residential. Schools, parks, and commercial anchors are arriving in stages. Walk Score 40 to 55, car-dependent, no SkyTrain, local bus service only.

Commute (by car): Downtown Vancouver 60 to 75 min, Surrey Centre 25 to 35 min, Downtown Langley 10 to 15 min.

Schools nearby: Tiny Hoppers Early Learning, Donna Gabriel Robins Elementary (under 800m), Peter Ewart Middle, R.E. Mountain Secondary (~15 min walk).

Retail & recreation: Willoughby Town Centre (Independent Grocer, Shoppers Drug Mart), Yorkson Community Park (sports fields, bike park, dog park), Langley Events Centre.

The honest take: the bones of a good neighbourhood are here, but it is not finished. The area still has a construction-heavy feel. Buy based on what it is today, not the brochure version of what it might be in 2030.

Pricing & the Math That Actually Matters

What "GST included" means: REW lists Griffon's prices with GST baked in. The listed price is your purchase price, no additional 5% on closing, no GST rebate to calculate. Compare to Heath West, where $40K to $51K in GST is added on top.

Verify with the sales centre that there are no other charges outside the listed price.

Monthly cost estimate (Plan A, $939,900):

CostMonthly (est.)
Mortgage (20% down, 5.5%, 30-yr amort)~$4,250
Property tax~$280
Strata fees (estimated, year 1)~$320
Total carrying cost~$4,850/month

Pre-sale vs resale check: Griffon's $/sqft ($554 to $613 GST-included) is competitive with newer Willoughby resale ($500 to $640/sqft). Older resale is cheaper but comes with used finishes and deferred maintenance. See the full pre-sale vs resale guide.

Who Should Buy at Griffon

Good fit:

  • Families who need 4 bedrooms now. Every unit is a 4-bedroom.
  • Buyers who want new construction without a 2-year wait. Move-in ready is the main reason buyers choose Griffon.
  • Buyers with $180K to $220K for a down payment. Standard 20% on Plans A through D.
  • Families relocating to Langley for schools. Elementary school within walking distance.
  • Buyers who value a townhome specialist developer. 25+ years, 500+ units, townhomes only.

Not a good fit:

  • Couples or singles who only need 2 to 3 bedrooms. No smaller units available. See Heath West or Solana.
  • Transit-dependent buyers. No SkyTrain, no rapid bus.
  • Investors focused on rental yield. 4-bed townhomes compress cap rates at $940K+.
  • Buyers who want upscale amenities. No gym, pool, or clubhouse.
  • Buyers needing a heat pump. Griffon uses forced air heating.

Risks & Trade-offs

1. Completion risk: low

Move-in ready. No construction wait. This eliminates the most common pre-sale concern.

2. Market risk

If prices decline before closing, you are locked in. The closing window is weeks, not years, so the exposure is limited.

3. Deposit risk

Structure unconfirmed. On a move-in ready project, the deposit period is short, which reduces opportunity cost.

4. Construction quality

Sunmark has a solid 25-year track record. Request BC Housing warranty details and a full deficiency walkthrough before closing.

5. Strata fees

Developer-set fees are typically low in year 1. Expect increases after year 2 once the strata council takes over and builds reserves.

6. Assignment

Policy unconfirmed. Clarify assignment rights and fees before signing.

7. Area development

Willoughby is still under active construction. SkyTrain is years away. Buy for the neighbourhood as it is today.

8. All 4-bedroom

Narrows your resale audience to families only. Worth pricing in if you plan to sell within 5 years.

What the Developer Won't Put on the Brochure

1. The all-4-bedroom format is a resale narrowing factor

When you go to sell, you are competing against every other unit for the same buyer type at resale. Couples, downsizers, and first-time buyers will skip you.

2. Forced air heating is a step behind comparable new builds

Most competitors in this price range are installing heat pumps. It will not affect daily life today, but it may matter at resale and on your utility bill.

3. The neighbourhood still feels like a construction zone

Renderings show finished streets and mature trees. Reality on the ground is active development for the next several years.

4. Plan D gives more square footage per dollar than the smaller plans

$1,069,900 for 1,915 to 1,930 sqft works out to ~$554/sqft, vs Plan A at ~$613/sqft. If your budget stretches, Plan D gives you more square footage per dollar.

5. Deposit terms are not yet public

That alone is worth a phone call to the sales centre before you visit. Get the schedule in writing.
