If you want acreage, river views, and the sound of horses instead of traffic, this is the most rural pocket in the Township. Here's an honest look at what life is really like out here, from someone who has lived in the Lower Mainland for 30+ years.
County Line & Glen Valley is the rural northeast corner of the Township of Langley, anchored by County Line Road & the Fraser River. It's an acreage-only pocket: 5 acre lots are the minimum, estate homes typically run $2.5M to $6M+, and most of the land sits inside BC's Agricultural Land Reserve. The lifestyle is equestrian centres, dyke trails, farm stands & winery loops, with a 25 to 30 minute drive to the nearest grocery store. Best for buyers who actively want country, not country-adjacent.

Who This Pocket Suits
Glen Valley is not a starter neighbourhood, & it's not a "10 minutes to Costco" suburb. It works for a specific buyer:
- Equestrian Families: Thunderbird Show Park is right here, plus dozens of private barns & boarding facilities along 232nd & 240th.
- Hobby Farmers & Vintners: Working orchards, blueberry farms & small-lot wineries are neighbours, not novelties.
- Move-Up Buyers Selling Out of Vancouver: $3M to $5M buys a 5 acre estate here that would buy a tear-down on the West Side.
- Multi-Generational Families: ALR rules permit a secondary dwelling on most parcels, so the in-law suite can be a separate cottage with its own driveway.
- Privacy-First Buyers: Tree-lined driveways, no sidewalks, no streetlights. If your nearest neighbour being 200 metres away sounds like the dream, this is it.
The Vibe & Character
County Line & Glen Valley feels less like a Lower Mainland neighbourhood & more like a slice of the southern Fraser Valley that Langley quietly tucked behind Highway 1. The Fraser River is the northern boundary, the dyke trail is the local park, & most of the land is a working agricultural patchwork: blueberry rows, sod farms, hay fields, hazelnut orchards, & cedar windbreaks.
The social hub is informal. Saturday morning is farm stands & u-pick. Summer evenings are show-jumping at Thunderbird or sunset rides on the dyke. The closest "village" is Fort Langley, about 25 minutes south through Glover Road or Rawlison Crescent, & most residents treat Fort Langley as their main street for coffee, dinner, & weekend errands.

Almost every property here is detached on acreage. Strata, townhomes & condos do not exist in this pocket. The minimum lot size is generally 5 acres under ALR rules, & many parcels run 10, 20, or 40 acres. Three patterns dominate the housing stock:
- Estate Homes (2010 to today): 5,000 to 12,000 sqft custom builds with detached shops, indoor pools, guest cottages & manicured gardens. $4M to $8M+ depending on acreage & finish level.
- Modern Farmhouses (2015 to today): 3,500 to 5,500 sqft on 5 to 10 acres, often with a barn or shop. $2.8M to $4.5M.
- Original Acreage Homes (1970s to 1990s): Older 2,000 to 3,500 sqft houses on big land, frequently bought for the dirt & tear-down value. $2.2M to $3M land value.

Glen Valley sits inside School District 35 (Langley). There is no school physically inside the pocket: every household commutes for school. Catchments depend on the exact address, & families regularly use the SD35 cross-boundary process to land at preferred schools.

- Glenwood Elementary (north Glen Valley addresses) & Alex Hope Elementary (Walnut Grove side)
- Yorkson Creek Middle or Walnut Grove Secondary for the Walnut Grove catchment
- Langley Fundamental Middle & Secondary (Fort Langley) on choice enrolment

This is the most rural pocket in Langley, full stop. Plan around it. There are two main exits to civilization:
- 232nd Street to Highway 1: 8 to 12 minutes from most addresses, then west on Hwy 1.
- Glover Road through Fort Langley: Slower & more scenic, dumps you into Fort Langley village in 20 minutes.
