Thinking about raising a family in Surrey, BC? Whether you’re planning for the future or actively looking for a new home, finding the right neighbourhood can make all the difference. In this guide, I’ll walk you through the top five family-friendly neighbourhoods in Surrey, covering housing, schools, parks, amenities, and overall vibe. Plus, I’ll touch on affordability and key highlights to help you narrow down your search. One thing up front: this is my own list, not an official ranking. Someone else could pick 5 different neighbourhoods and make a fair case for every one of them.

 


1. Cloverdale (South of Fraser Highway) 🌳🏘️

Cloverdale proper is one of Surrey’s most established communities, combining suburban charm with accessibility and convenience. It offers:

  • A balanced mix of detached homes, townhomes, and condos, though there hasn't been much new strata built here; most of that has gone into Clayton Heights

  • Highly rated schools (elementary and secondary)

  • Cloverdale Athletic Park, Cloverdale Rodeo grounds, Bill Reid Millennium Amphitheatre

  • Access to Highway 1 and nearby Langley (Willowbrook Mall & Costco)

 

Families love the tight-knit community feel, proximity to amenities, and beautiful green spaces.

 


2. Clayton Heights (North of Fraser Highway) πŸ‘πŸ›

Part of the greater Cloverdale area, Clayton Heights is a newer, fast-growing community known for modern housing and walkability. The detached homes here are tightly packed, so don’t expect much room between you and your neighbours. It’s especially ideal for:

  • Newer strata developments (townhomes & condos)

  • Clayton Community Centre with library, gym, preschool, and more

  • Family-friendly events and local festivals

  • Good schools including Salish Secondary and Clayton Heights Secondary

 

This area is a top pick for young families seeking value, amenities, and vibrant neighbourhood life. Parking is the one real catch: a lot of the detached homes here have both a basement suite and a coach house rented out but only 3 or 4 parking spots, which gets tight fast. That's a big part of why Clayton is my pick within the broader Cloverdale area if you're buying a condo or townhome, and Cloverdale proper is my pick if you can afford detached. It isn't a hard and fast rule, there are great strata developments in Cloverdale and great detached homes in Clayton, but it's a fair rule of thumb.

 


3. Ocean Park (South Surrey) 🌊🌲

Located near White Rock, Ocean Park is a scenic, seaside community that’s ideal for families who love a quiet, natural setting.

  • Almost exclusively detached homes, plus a few older townhome complexes; you won't find any condo buildings here at all

  • Close to Crescent Beach and White Rock

  • Local highlights: 101 Steps Trail and Kwomais Point Park (there are nowhere near 101 steps, and the ocean views at the top make the short climb well worth it)

  • Safe, low-traffic neighbourhood with a strong sense of community; about the only through traffic you get is visitors and tourists coming to see the area

  • Ocean Park Shopping Centre with grocery, pharmacy, restaurants

 

You won’t find big-box shopping here, but you will find peace, friendly neighbours, and stunning ocean views.

 


4. Morgan Creek 🌿🏌️‍♂️

Morgan Creek is an upscale neighbourhood with luxury homes and mature landscaping — perfect for those seeking a suburban vibe with upscale touches.

  • Mix of detached homes, townhomes, and low-rise condos, most of it built from around 2000 onwards; there’s been less new development here than in the neighbourhoods around it, which is exactly why the lots are generally larger

  • Morgan Creek Golf Course and nearby parks

  • Low crime rate and quiet streets once you’re inside the neighbourhood, since most traffic passes along the main streets bordering it rather than through it

  • Top-ranked schools including nearby Southridge Private School and Grandview Heights Secondary; neither sits inside the neighbourhood itself, though Morgan Creek residents fall into the Grandview Heights catchment, and Morgan Creek Elementary is right in the community

  • Quick access to Hwy 99, Morgan Crossing and Grandview Corners

 

If safety, schools, and lifestyle are your priorities, Morgan Creek is a solid choice.

 


5. Fraser Heights (North Surrey) πŸžοΈπŸ“š

Tucked at the northern edge of Surrey, Fraser Heights offers spacious homes and peaceful living — all while being a quick drive from city amenities.

  • Primarily large single-family homes; the condo and townhome market is close to non-existent, and the few newer complexes sit slightly apart from the core of the community

  • Top-rated schools like Fraser Heights Secondary & Pacific Academy

  • Surrounded by nature: Tynehead and Surrey Bend Regional Parks

  • Close to Guildford Town Centre

  • Known for its quiet, family-oriented community with low crime rates, and for being a newer part of Surrey that tends to attract higher-income families

 

Perfect for families seeking quality schools, safe streets, and large homes in a peaceful environment. There aren't many amenities inside the community itself, but almost everything you need is under a 10 minute drive.
