Should You Buy at The Hive 2?

The Hive 2 offers move-in-ready homes priced from $410,000 to $690,000, which removes the wait and timing risk of buying before completion. The developer is currently advertising a 2.5% deposit as a promotional offer, and conditions apply. Confirm which homes the offer covers and read its conditions before committing. It suits buyers who want to move in soon and keep their upfront cash lower.

Location: Willoughby Town Centre, Langley

The Hive 2 sits in Willoughby Town Centre, one of the busiest walkable pockets in Langley. With 156 homes, it's a mid-sized building for the neighbourhood, and it was ready for move-in in 2024, so you're buying something you can walk through today instead of a rendering.

The big draw here is what's within walking distance. The developer's neighbourhood guide lists coffee shops, grab-and-go spots and sit-down restaurants right in the town centre, and the whole area is tied together by landscaped pedestrian paths. If you'd rather leave the car parked most days, this is one of the better spots in Langley to try it.

A short drive opens up a lot more. The same guide points to Willowbrook Shopping Centre, Costco, Walmart Supercentre, Save-on-Foods and H-Mart for everyday shopping, and to the Langley Events Centre for Giants hockey. For green space you've got Willoughby Community Park and Yorkson Community Park, and Carvolth Exchange is the nearby transit hub if you commute.

Families will want to know about schools. The developer's guide names Willoughby Elementary, Richard Bulpitt Elementary and Yorkson Creek Middle School nearby, with Trinity Western University and Kwantlen Polytechnic University in the wider area. Catchments change as Willoughby grows, so check the current boundaries with the Langley School District before you count on a specific school.

Pricing & the Math That Actually Matters

The Hive 2 is priced from $410,000 to $690,000. Where your home lands in that range comes down mostly to size and layout, so it helps to know the floor plans before you start comparing prices.

The 1-bedroom plans (A1 to A4) run from 517 to 597 square feet. The 1-bedroom plus den plans start at 595 square feet with the B1 and go up to 873 square feet with the B4, which is a lot of room for a 1-bedroom. The 2-bedroom, 2-bath plans start at 736 square feet with the C1 and reach about 950 square feet with the C9. At the top end, the E1 and E2 are 3-bedroom, 2-bath homes at 957 and 951 square feet.

Availability changes as homes sell, so ask the sales team which plans are still open before you fall for one. Pricing is set by the developer and can change at any time.

Deposit Structure

The developer's page is currently advertising a 2.5% deposit as a promotional offer on The Hive 2's move-in-ready homes. It's an offer, not the standard deposit structure, and conditions apply that the page doesn't spell out. Ask the sales team for the offer's written terms and confirm your home qualifies before you count on it.

Whatever the amount, here's how deposits work when you buy from a developer in BC. Under the Real Estate Development Marketing Act, your deposit is held in trust, by a lawyer, notary or brokerage, not handed to the developer to spend. That protection is one of the reasons buying direct from a developer in BC is more structured than you might expect.

You'll also get a disclosure statement, the legal document that describes the building, the strata, the budget and the developer's obligations. In BC you have 7 days after receiving it, and signing the purchase agreement, to cancel without penalty. Use that window. Read the strata budget, check the parking and storage that comes with your home, and have a lawyer look at the contract before the 7 days run out.

Amenities

The Hive 2 features an entertainment space with a full kitchen and lounge, co-working space with video conference rooms, a fully equipped fitness centre, a landscaped rooftop walking path, a courtyard with seating and barbecues, a children's play area, and a bocce court.

The co-working space is the one I'd look at closely if you work from home even part of the week. Having video conference rooms downstairs means you're not taking every call from the kitchen table, and that matters more in a 1-bedroom than people expect.

Inside the homes, the interiors were designed by Collaborative Design Studio, with clean lines, neutral tones and a smart appliance package that includes a Samsung Smart Fridge. The finished kitchens pair white flat-panel cabinets with a speckled tile backsplash and an island, so you get a bright, modern look without having to change anything after you move in.

Who Should Buy at The Hive 2

What the Developer Won't Put on the Brochure

1. Deposit Forfeiture Risk

In a declining market, if the property does not close or you cannot obtain financing, your deposit may be forfeited. Even with the 2.5% promotional deposit offer, confirm financing pre-approval and read all conditions governing the move-in-ready offer.

2. Strata Fee and Hidden Costs

Monthly strata fees, property taxes, and special levies are not disclosed in marketing materials and can significantly exceed initial estimates. Request the draft strata budget and financial statements before purchase.

Frequently Asked Questions

How does the deposit work at The Hive 2? ▼

The developer's page currently advertises a 2.5% deposit as a promotional offer, with conditions that apply but aren't shown on the page. Treat it as a current promotion, not the standard deposit structure. Ask the sales team for the offer's written terms, confirm which homes it covers, and have a lawyer review the purchase agreement before you sign.

Can I assign my pre-sale condo purchase in BC? ▼

Assignment rights vary by developer and purchase agreement. Some allow assignment before closing; others restrict it. Since The Hive 2 offers move-in-ready homes, assignment may not apply. Consult your legal counsel and the purchase agreement for terms specific to your unit.

What floor plans are available at The Hive 2? ▼

The building has 1-bedroom plans from 517 to 597 square feet, 1-bedroom plus den plans from 595 to 873 square feet, 2-bedroom, 2-bath plans from 736 to about 950 square feet, and 3-bedroom, 2-bath plans at 951 and 957 square feet. Availability changes as homes sell, so confirm which plans are still open with the sales team.

Is The Hive 2 still a pre-sale? ▼

Not in the usual sense. The building was ready for move-in in 2024, and the developer is selling move-in-ready homes now. That means you can walk through the actual home you're buying, and you don't carry the wait or completion-date risk that comes with a typical pre-sale.

What amenities does The Hive 2 have? ▼

Residents share an entertainment space with a full kitchen and lounge, a co-working space with video conference rooms, a fitness centre, a landscaped rooftop walking path, a courtyard with seating and barbecues, a children's play area and a bocce court.

What should I check before I buy at The Hive 2? ▼

Read the disclosure statement, and use the 7-day window you have in BC to cancel without penalty after you receive it and sign. Check the strata budget and what parking and storage come with your home, get the written terms of any promotional offer, and have a lawyer review the contract. Your deposit is held in trust, not paid to the developer.

Accuracy and changes

The details on this page were accurate to the best of our knowledge as of 2026-10-04. Pre-sale pricing, deposit structure, incentives, floorplans, unit sizes, availability and completion timing are set by the developer and can change at any time without notice. Where a figure is an estimate, it is identified as one.

This is an independent review. It is not the developer's marketing material, it has not been reviewed or approved by the developer, and nothing here is an offer to sell or a solicitation of an offer to buy. In British Columbia the developer's Disclosure Statement is the governing document for a pre-sale purchase and prevails over anything stated on this page. Renderings, floorplans and dimensions are the developer's representations and are subject to change.

Errors and omissions excepted.
