Langley is changing fast, but not everything being marketed as 'coming soon' has actually been approved or funded. The SkyTrain extension to Langley City Centre is real and under construction. Several proposed towers, transit routes, and hospital expansions are not. Here is what buyers can plan around and what deserves more caution.
What's New in Langley
Langley Memorial Hospital's expanded emergency department opened in 2021 and is already serving patients. Latimer Heights in Willoughby is another example of a project that has crossed from concept into reality. The development covers roughly 74 acres, includes close to 2,000 homes, commercial space, an elementary school site, and significant parkland. A good portion of the community is already built and occupied, though other pieces are still arriving over time.
Inside Willoughby, sections of 208 Street and 80th Avenue have already been widened. Those improvements help, though Langley is still adding residents quickly enough that a wider road does not automatically mean an easy commute.
In Aldergrove, the redevelopment of the former Aldergrove Mall property is expected to add 456 condos along with commercial space and a daycare. The appeal is still value and a smaller community feel. The redevelopment gives Aldergrove a stronger centre without completely changing its identity.
In Fort Langley, the historic Haldy House has already been moved as part of early waterfront vision work, so the area is not frozen. Heritage protections do limit how quickly large redevelopment can happen, and the slower pace is part of what many Fort Langley buyers are paying for.
What's Coming Soon to Langley
The Surrey-Langley SkyTrain is the project buyers can most confidently plan around. It is a 16km Expo Line extension from King George Station to Langley City Centre with eight new stations along Fraser Highway. Construction is well underway and the current anticipated opening is late 2029, not 2028 as originally stated. That extra year matters if you are deciding whether to buy near active construction now or wait. Once open, the trip from Langley City to King George Station is expected to take about 22 minutes, with Waterfront Station in Vancouver estimated at about 65 minutes.
The new joint middle and secondary school campus near 212 Street and 76th Avenue is scheduled to open in September 2027, adding approximately 2,800 seats. The district approved new catchment boundaries in April 2026, taking effect when the school opens. Confirm your assigned school with School District 35 before buying around a particular catchment.
In Brookswood, updated neighbourhood plans adopted in 2024 are gradually opening parts of the area to new housing after decades of limited development. Early servicing activity is visible south of 40th Avenue. Bramley by Leyon Homes, near 208 Street and 45A Avenue, is an early example: a collection of three and four-bedroom townhomes signalling that buyers will soon have more options beyond older detached homes or expensive custom builds.
Jericho, just south of Latimer Heights along the 200 Street corridor, is the next large master-plan community to watch. The full plan includes more than 2,000 homes. The first phase, Jericho Park, brings 385 condos and a commercial area called the Shops at Jericho, with future phases adding more low-rise homes and eventually three towers.
Roads, Transit & Infrastructure
Highway 1 between 216th Street and 264th Street is undergoing a major expansion. The rebuilt 232nd Street exchange is expected to complete in 2028, the new railway overpass in 2029, and work around the 264th Street interchange is also moving forward.
Transit beyond the SkyTrain is still more about planning than service. TransLink is developing a South of Fraser East Area Transport Plan, but route-level changes are still being worked out. The proposed bus rapid transit route connecting Langley with Maple Ridge has moved through planning and concept design but still requires additional funding before it can be built. No construction date exists. The township is already planning density in Willoughby around that BRT corridor, meaning density approvals are moving ahead of the transit itself.
The new hospital and BC Cancer Centre in Cloverdale, at the 5500 block and 180th Street beside Kwantlen Polytechnic University's Cloverdale campus, is a funded project under construction. It is expected to add 168 beds, a second emergency department, and a major regional cancer centre, with completion expected in 2029 and the facility planned to open in 2030. For residents in Brookswood, Murrayville, and the southern township, that proximity will matter.

The most important distinction is between funded projects and proposals. Paying a premium near something under construction can be a sound long-term strategy. Paying for an application that is still ongoing is closer to a gamble.
At Willowbrook, two active applications immediately west of Willowbrook Mall propose seven towers ranging from 28 to 44 storeys. Those are applications, not approved buildings. The broader Willowbrook community plan update is also paused while the township works through airport-related building-height restrictions. The area will almost certainly change, but you should not pay today as though every tower in a rendering is guaranteed to arrive. Ask what is actually approved on neighbouring parcels before buying.
The proposed Langley Memorial Hospital patient care tower has been publicly promised but has no construction schedule or approved capital budget. That does not mean it will not happen. It means no one should tell you Murrayville is guaranteed to change because construction is about to begin.
For Brookswood and Jericho buyers, the trade-off is real: getting in before a community is finished means living through years of construction, and if you are buying pre-sale, the neighbourhood at possession could look very different from the show home version. The opportunity and the disruption come as a package. If your time horizon is 8 to 10 years, living near a future SkyTrain station through construction may be worthwhile. If your horizon is shorter, an established neighbourhood is likely a better fit.
