Because Hartley is complete, you skip the biggest risks of buying pre-sale: no years of waiting, no guessing what the finishes will look like, and no completion date that keeps sliding. Day to day, you're close to Central City Shopping Centre, Save-On-Foods, T&T Supermarket, Surrey City Hall and the SFU Surrey campus. For green space, Porte points to Hawthorne Rotary Park and Forsyth Park nearby, along with cycling trails and playgrounds. If you want a car-light life in Surrey, this is one of the few pockets where that's realistic. If you want a quiet suburban street with a big yard, this isn't it, and you'd be happier looking at townhomes in Clayton or Fleetwood.

Outside there's a kids zone, a bocce court, an outdoor fitness deck, an outdoor dining terrace and a dog wash station, plus a bicycle workshop for tune-ups.
That's a lot of shared space, and it matters for 2 reasons. If you're in a 1-bedroom, the co-working lounge and kitchen lounge effectively add rooms to your home. On the flip side, every one of those spaces is maintained through strata fees, so ask for the current strata budget and the depreciation report (the engineering study of what the building will need to repair or replace over time) and look at what the monthly fee covers before you commit.
