Drone view over Silver Valley

Silver Valley sits in the foothills of Golden Ears, the most nature-adjacent residential pocket in Maple Ridge.

Silver Valley is the nature-adjacent family-luxury pocket of north Maple Ridge, sitting in the foothills below Golden Ears Provincial Park. If your priorities are forest at the back fence, an independent brewery & pub down the street, & newer detached homes on bigger lots than Albion or Cottonwood deliver, this is the corner of Maple Ridge where buyers stop comparing & start writing offers.

The Quick Answer

Silver Valley is north Maple Ridge's forest-edge family neighbourhood, sitting in the foothills below Golden Ears Provincial Park. It is a planned community with detached homes ranging from $1.2M to $2M+ and townhomes starting around $750,000, generally newer stock built from the early 2000s to present. The neighbourhood anchors around a walkable village core on Silver Valley Road with a brewery, pub, and coffee shop. Schools within catchment include Yennadon Elementary and Golden Ears Middle School. Commute to downtown Vancouver via the West Coast Express at Haney or Maple Meadows station takes 50-60 minutes including the 15-minute drive to the platform. Best fit: families who prioritize outdoor access (hiking, mountain biking), want newer detached homes on larger lots than Albion or Cottonwood offer, and prefer a quieter north Maple Ridge setting.

What Silver Valley Actually Is

Silver Valley is the master-planned community north of 132nd Avenue, anchored by 232nd Street & climbing toward the foothills. Most of what you see today was built post-2005 under the Silver Valley Area Plan, which deliberately broke up the development into walkable village pockets connected by green corridors.

The defining feature is what surrounds it: Golden Ears Provincial Park to the north, UBC Malcolm Knapp Research Forest to the east, Alouette Lake a 15-minute drive away. You feel the proximity to nature every day.

Who Silver Valley Is Best For

  • Outdoors-First Families: Golden Ears trails, Alouette Lake paddling, UBC Research Forest mountain biking, all minutes from the door.
  • Newer-Detached Buyers Above $1.5M: bigger lots & better viewscapes than Albion, often on 5,000 to 7,000 sq ft properties.
  • Lifestyle Townhome Buyers: Pine Creek Estates, Everwood, & similar developments offer modern townhome stock with park & forest at your back.
  • Remote-Work Households: if you do not need to drive west every day, the trade-off (commute) softens & the lifestyle wins.

Real Estate & Housing

Silver Valley is roughly 65% detached, 30% townhome, 5% other. Detached homes are typically 2010s & newer, 2,800 to 4,200 sq ft, with 5,000 to 7,000 sq ft lots. Townhomes (Pine Creek Estates, Everwood) are family-sized 3-bed, often with double garages.

Pricing skews higher than Albion or Cottonwood. The premium reflects newer build year, lot quality, & lifestyle. Buyers cycling out of older Burnaby or Coquitlam detached often find Silver Valley feels like a step up at a Maple Ridge price point.

Commute & Getting Around

The commute trade-off is real. Silver Valley sits north of Lougheed, so you drop south on 232nd or 224th to hit the highway, then west toward Pitt Meadows.

Households that mostly work-from-home or split-shift commute do well here. Daily downtown commuters do not. There is no SkyTrain extension to Maple Ridge in the funded transit plan. The closest West Coast Express station is Maple Meadows, a 12 to 15 minute drive south, with one-seat service to Waterfront Station downtown in ~50 minutes.

Lifestyle, Shopping, & Amenities

Silver Valley does have a small village heart. The Black Sheep Pub is the established local pub on 232nd, Silver Valley Brewing is the independent craft brewery, & a few small retail nodes serve daily needs. What Works & What Does Not

What Works

  • Best forest & lake access in Maple Ridge.
  • Newer detached stock on bigger lots than Albion.
  • Independent local pub & brewery, walkable village pockets.
  • Strong family-school catchments (Yennadon, Garibaldi).

What Does Not

  • Long commute, especially for Burnaby & downtown jobs.
  • No grocery or big-box in walking distance.
  • Pricier than central Maple Ridge for similar floor plans.
  • Fewer service businesses (medical, dental, fitness) inside the neighbourhood.

Is Silver Valley Right for You?

Silver Valley fits if your lifestyle priorities are forest, lake, & a quiet village vibe, & your work setup tolerates a longer commute. It does not fit if you need walkable urban density, daily downtown access, or a sub-$1.5M detached entry point. For the latter, look at Albion or Cottonwood.
