Thornhill is east Maple Ridge's elevated master-planned ridge, anchored by the Kanaka Springs community (Crest & The Falls phases). It is the only MR pocket where you can buy a brand-new detached or townhome with a real Fraser Valley & mountain view at a price meaningfully below the equivalent Coquitlam or North Surrey lot. If view & new-build are non-negotiable, this is the corner to start.

New detached homes range from $1.1M to $1.6M; new townhomes start around $800,000. That pricing is meaningfully below comparable new construction in Coquitlam or North Surrey for the same spec. The trade-off is car dependency: the nearest SkyTrain station is approximately 25 kilometres west, and the West Coast Express at Maple Meadows is a 15-20 minute drive. Best fit: families or couples prioritizing new construction and mountain views who are willing to drive to transit and are not tied to daily downtown Vancouver commuting.

Thornhill sits between Albion to the west, Whonnock to the east, & runs up the ridge from the Fraser River north. The defining feature is elevation: most Thornhill streets sit 80 to 150 metres above the river, which means real viewscapes from a meaningful share of properties.
Most of what is selling here today is the Kanaka Springs master-planned community by Mosaic, broken into two phases: Crest (the higher-elevation phase, mostly detached) & The Falls (the lower phase, mostly townhomes with some detached). Build years are 2018 onwards.

The Kanaka Springs phases dominate the new-construction story; detached homes there typically run 2,800 to 3,800 sq ft on lots between 4,000 & 5,500 sq ft. Townhomes are 3-bedroom family layouts with attached garages, often with the same view exposure as the detached.
Pricing premium for view exposure can run 8 to 15% over identical interior plans without a view, especially on south-facing & ridge-line lots. Verify the view is actually unobstructable (no future ridge build above) before paying the premium.
Schools & Families
Thornhill's school catchments split. Lower & western Thornhill (including most of Kanaka Springs) feeds Albion Elementary or Kanaka Creek Elementary for K to 5, with Samuel Robertson Technical Secondary (SRT) for grades 8 to 12. Upper & northern Thornhill streets shift toward the Yennadon / Garibaldi Secondary catchment instead.

Commute & Getting Around
Roughly equivalent to Albion or Cottonwood, slightly longer than Hammond. Lougheed Highway west to Coquitlam, Burnaby, Vancouver. Golden Ears Bridge south for Surrey & Langley.
There is no SkyTrain extension to Maple Ridge in the funded transit plan. The closest West Coast Express station is Port Haney, a 13 to 17 minute drive west, with one-seat service to Waterfront Station downtown in ~56 minutes.

Time-of-day matters: a Tuesday 7:30am Coquitlam drive runs around 45 minutes; off-peak (mid-morning, mid-afternoon, or after 7pm) compresses to 28 to 32 minutes. Friday 4:30pm return is the worst stretch. The 200th-Street Golden Ears interchange backs up earlier than Port Mann does, so test both routes during your real commute window before committing.

- Kanaka Creek Regional Park: Cliff Falls trail, Riverfront trail, & the salmon-spawning area are all 5 to 10 minutes from Thornhill.
- Albion Sports Complex: 5 to 10 minute drive west, the busiest minor-sports hub in east MR.
- Alouette Lake: 12 to 18 minute drive for swimming & paddling.
- UBC Research Forest trails: 10 to 15 minute drive east, mountain biking & hiking on old-growth corridors.
Lifestyle, Shopping, & Amenities
Thornhill does not have its own retail. Daily life runs on the 240th & Lougheed node (Save-On-Foods, Bruces, gas, fast food), 5 to 10 minutes away depending on which Thornhill street. Maple Ridge Town Centre is a 12 to 15 minute drive west for bigger trips. Restaurant scene is light, walkable nightlife is non-existent.
