Living in Silver Valley BC (2026): The Honest Maple Ridge Neighbourhood Guide
By Alex Dunbar · Updated October 2026 · 9min read
Silver Valley sits in the foothills of Golden Ears, the most nature-adjacent residential pocket in Maple Ridge.
Silver Valley is the nature-adjacent family-luxury pocket of north Maple Ridge, sitting in the foothills below Golden Ears Provincial Park. If your priorities are forest at the back fence, an independent pub down the street, & newer detached homes on bigger lots than Albion or Cottonwood deliver, this is the corner of Maple Ridge where buyers stop comparing & start writing offers.
The Quick Answer
Silver Valley is north Maple Ridge's forest-edge family neighbourhood, sitting in the foothills below Golden Ears Provincial Park. It's a planned community of generally newer homes built from the early 2000s to today. For context, the Maple Ridge Benchmark was $1,177,800 for a detached home & $704,100 for a townhouse in August 2026 (MLS HPI), & newer Silver Valley homes on bigger lots are priced individually. The local hub is small, centred on the Black Sheep Pub on 232nd Street. The main school catchments are Yennadon Elementary & Garibaldi Secondary. Commuting downtown by West Coast Express means a 12 to 15 minute drive to Port Haney or Maple Meadows, then about 50 to 56 minutes on the train to Waterfront. Best fit: families who prioritize outdoor access (hiking, mountain biking), want newer detached homes on larger lots than Albion or Cottonwood offer, and prefer a quieter north Maple Ridge setting.

What Silver Valley Actually Is
Silver Valley is the master-planned community north of 132nd Avenue, anchored by 232nd Street & climbing toward the foothills. Most of what you see today was built post-2005 under the Silver Valley Area Plan (adopted 2002, updated November 2025, City of Maple Ridge), which deliberately broke up the development into walkable village pockets connected by green corridors.
The defining feature is what surrounds it: Golden Ears Provincial Park up Fern Crescent, the UBC Malcolm Knapp Research Forest at the top of Silver Valley Road, & Alouette Lake a 15-minute drive away. You feel the proximity to nature every day.
Who Silver Valley Is Best For
- Outdoors-First Families: Golden Ears trails, Alouette Lake paddling, UBC Research Forest hiking, all minutes from the door.
- Newer-Detached Buyers Above $1.5M: bigger lots & better viewscapes than Albion, often on 5,000 to 7,000 sq ft properties.
- Lifestyle Townhome Buyers: Pine Creek Estates, Everwood, & similar developments offer modern townhome stock with park & forest at your back.
- Remote-Work Households: if you do not need to drive west every day, the trade-off (commute) softens & the lifestyle wins.

Real Estate & Housing
Silver Valley is mostly detached homes & townhomes. Detached homes are typically 2010s & newer, 2,800 to 4,200 sq ft, with 5,000 to 7,000 sq ft lots. Townhomes (Pine Creek Estates, Everwood) are family-sized 3-bed, often with double garages.
Pricing skews higher than Albion or Cottonwood. The premium reflects newer build year, lot quality, & lifestyle. Buyers cycling out of older Burnaby or Coquitlam detached often find Silver Valley feels like a step up at a Maple Ridge price point.
Schools & Families
Silver Valley sits mostly in the Yennadon Elementary catchment (23347 128th Avenue, Kindergarten to Grade 7, SD42). Yennadon doesn't offer French Immersion: Early French Immersion on this side of Maple Ridge is at Eric Langton Elementary (SD42). For high school, Silver Valley generally feeds Garibaldi Secondary (24789 Dewdney Trunk Road, Grades 8 to 12), an IB World School (SD42).
Check your exact address with the SD42 school locator before you write an offer.
Commute & Getting Around
The commute trade-off is real. Silver Valley sits north of Lougheed, so you drop south on 232nd or 224th to hit the highway, then west toward Pitt Meadows.
Households that mostly work-from-home or split-shift commute do well here. Daily downtown commuters do not. There is no SkyTrain extension to Maple Ridge in the funded transit plan. The closest West Coast Express stations are Port Haney & Maple Meadows, a 12 to 15 minute drive south. From Maple Meadows the train takes about 50 minutes to Waterfront Station downtown; from Port Haney, about 56.

Time-of-day matters more here than anywhere else in Maple Ridge. A 7:30am Tuesday from Silver Valley to Coquitlam can run 50 minutes; a 6:00am start can compress to 38 minutes; a 4:30pm Friday return can stretch past 65. If you can shift your commute window 30 to 45 minutes either side of peak, the trade-off becomes much more livable. Drive your real commute on a Tuesday & a Friday before committing.
Outdoors & Nature
- Golden Ears Provincial Park: head north on 232nd & turn onto Fern Crescent at the traffic circle to reach the park entrance. Alouette Lake, the Gold Creek Lower Falls trail & the Golden Ears summit trail are further in along the park road, & a day-use vehicle pass may be needed in peak season (BC Parks).
- UBC Malcolm Knapp Research Forest: about 5,157 hectares of working forest at 14500 Silver Valley Road, open dawn to dusk for hiking. Bikes, dogs & horses aren't allowed (UBC).
- Alouette Lake: 15-minute drive, kayaking & paddleboarding on a forested lake without the Whistler crowds.
- Silver Valley Park & playgrounds: the daily neighbourhood-park stops.
Lifestyle, Shopping, & Amenities
Silver Valley has a small local hub rather than a full village. The Black Sheep Pub is the established local pub on 232nd. Silver Valley Brewing takes its name from the area, but its taproom is downtown on 224th Street. For grocery & big-box you drop south to Maple Ridge Town Centre or the 240th node, both 10 to 15 minutes away.
What Works & What Does Not
What Works
- Best forest & lake access in Maple Ridge.
- Newer detached stock on bigger lots than Albion.
- Independent local pub on 232nd & walkable village pockets.
- Strong family-school catchments (Yennadon, Garibaldi).
What Does Not
- Long commute, especially for Burnaby & downtown jobs.
- No grocery or big-box in walking distance.
- Pricier than central Maple Ridge for similar floor plans.
- Fewer service businesses (medical, dental, fitness) inside the neighbourhood.
Is Silver Valley Right for You?
Silver Valley fits if your lifestyle priorities are forest, lake, & a quiet village vibe, & your work setup tolerates a longer commute. It does not fit if you need walkable urban density, daily downtown access, or a sub-$1.5M detached entry point. For the latter, look at Albion or Cottonwood.
