Fleetwood is the smallest of Surrey's six city centres, but one of the fastest-growing, & the area I personally spent 22+ years in growing up, so take my read with that in mind: I have an emotional attachment to this one, and I would rather say so up front than pretend otherwise. It sits centrally in the northern half of Surrey, with quiet residential streets, deep park infrastructure (Fleetwood Park is the centrepiece), & a school footprint that has anchored families for decades.   • Highway Access: Highway 1 is the fastest Vancouver run; Fraser Highway is the slower but more direct route. South Perimeter Road handles the cross-Surrey traffic.
