Albion sits in the southeast corner of Maple Ridge. Most of what you see today was farmland or forest 20 years ago. The build-out started seriously around 2008 with the Albion Area Plan & has continued in waves ever since. The result is a neighbourhood that feels noticeably newer than the rest of Maple Ridge: wider streets, sidewalks on both sides, modern stratas, & an unusually high concentration of families with school-age kids.

What sets Albion apart:

  • Newest Housing Stock in Maple Ridge: the dominant impression is post-2010 family subdivision. Townhome complexes are typically 2014 onwards, detached homes range from 2008 to brand-new presale.
  • Family-Density Like Willoughby: small-lot detached on 3,200 to 4,200 sq ft lots, sidewalks both sides, kids on bikes after school. Closer to a Willoughby feel than rural Maple Ridge.

Albion is roughly 70% detached, 25% townhome, 5% other (small condo strata, duplex). Detached lots are notably small for Maple Ridge (3,200 to 4,200 sq ft), on streets that feel more Willoughby than rural MR. Townhomes cluster in three big complexes off 240th & along Lougheed.

Inventory characteristics:

  • Detached: 2008 to brand-new presale. Build-year matters: anything pre-2010 is "first-wave Albion" with slightly older finishes & smaller floor plans. 2015-2022 stock is what most buyers actually want.
  • Townhomes: typically 2014 onwards. 3-bedroom family layouts, attached garages, primary-on-main is common.
  • Condos: very few. Most "condo" listings here are townhome-strata. For apartment-style, look at Town Centre or West Central.
  • Lot Size: consistently small (3,200 to 4,200 sq ft is the dominant range). Do not expect a yard the size of older Maple Ridge stock.

Most of Albion sits in the Albion Elementary catchment, with overflow into Kanaka Creek Elementary depending on the street. Both are SD42 schools with strong family enrolment & on-site before/after care.

For secondary, Albion mostly feeds Samuel Robertson Technical Secondary (SRT) on 240th, NOT Garibaldi. SRT runs a strong applied-skills program, robotics, automotive & culinary streams, & has been the consistent secondary catchment for Albion since the area built out. Commute & Getting Around

Two arteries do the work: Lougheed Highway for the western run into Pitt Meadows, Coquitlam, & Burnaby, & the Golden Ears Bridge on 200th for the southern hop into Langley & Surrey.

There is no SkyTrain extension to Maple Ridge in the funded transit plan. Do not buy here on the assumption one is coming. The closest West Coast Express station is Port Haney, a 10 to 13 minute drive west, with one-seat service to Waterfront Station downtown in ~56 minutes.

If you commute toward Vancouver daily, the realistic drive time depends heavily on time-of-day & day-of-week. A Tuesday or Wednesday at 7:30am usually runs around the upper end of the table above, but a Friday at 8:30am or a snow day can stretch the same trip 20 to 30 minutes. Off-peak (mid-morning, mid-afternoon, or after 7pm) compresses things meaningfully: a 35-minute Tuesday-rush drive to Coquitlam might be 22 minutes at 11am.

Best advice: drive your actual morning commute on a Tuesday & again on a Friday before falling for a specific Albion street. The 200th-Street Golden Ears interchange backs up earlier than the Port Mann does, & vice versa, so the first few showings are also a free commute test.

Outdoors & Nature

Albion's outdoor anchor is Kanaka Creek Regional Park, which threads through the neighbourhood from Cliff Falls in the north to the Fraser River dyke in the south. The Riverfront trail is paved & wheelchair-accessible, the Cliff Falls trail loops through old-growth cedar, & the park is one of the few places in Metro Vancouver where you can watch chum salmon return in late October.

  • Albion Sports Complex: turf fields, ball diamonds, the busiest minor-sports hub in east Maple Ridge.
  • Albion Park & Playground: the daily-stop family park near the elementary school.
  • Fraser River Dyke: 5 km of flat walking & cycling along the river edge.
  • Cliff Falls (Kanaka Creek): 30-foot waterfall, 15-minute walk from most Albion streets.

Lifestyle, Shopping, & Amenities

Albion does not have a downtown. Daily-life errands run on three nodes:

  • 240th & Lougheed: Bruces Country Market, Save-On-Foods, Tim Hortons, Starbucks, gas, fast food. The default daily stop.
  • Kanaka Creek Coffee: the local independent third-place. Owners well-known in the neighbourhood, walkable from the western half of Albion.
  • Haney Place / Maple Ridge Town Centre: 10-minute drive west on Lougheed for big-box stops, Costco, & the public library.

The lifestyle here is quiet, family-paced, & outdoors-heavy. Restaurants are limited. If you want walkable nightlife, this is not the pocket.

What Works

  • Newest housing stock in Maple Ridge. Fewer big-ticket repairs in the next 10 years.
  • Family-dense. You will see kids on bikes after school, not empty streets.
  • Kanaka Creek & Fraser River trails accessed without driving.
  • Detached pricing well below Surrey, Coquitlam, Langley equivalents.

What Does Not

  • Lots are small. Do not expect a yard the size of older Maple Ridge stock.
  • No SkyTrain. Downtown commute via West Coast Express only.
  • Limited walkable retail. You will drive for groceries & coffee.
  • School catchments evolve as new subdivisions open. Verify before close.

For most buyers shopping the east MR family pocket, the Works list outweighs the Does Not. The trade-offs are real but predictable.

Is Albion Right for You?

Three questions to answer honestly before committing:

  • Daily Drive: drive your real commute on a Tuesday & a Friday. If both are tolerable, Albion delivers a meaningful price discount vs. Coquitlam, Burnaby, or Surrey for the same build-year & floor plan.
  • Lot Size Tolerance: Albion lots are small. If a yard the size of Cottonwood or Hammond matters, look there instead.
  • Walkability: car-first for almost everything. If walkable retail matters, Hammond or central MR Town Centre fits better.

If Albion pricing & build-year mix appeal but you want bigger lots, look one block north at Cottonwood. If you want river adjacency without small-lot density, check Hammond. If you want even-newer view-lot construction at a higher price point, look at Thornhill further east.

What is the difference between Albion & Cottonwood?

Cottonwood is the established neighbourhood directly north, with mostly 1990s to 2000s detached homes on bigger lots. Albion is the newer build-out south, with smaller lots & later construction. Cottonwood feels more mature; Albion feels newer & busier with construction.

Are there condos in Albion?
