Thornhill from above: the forested, rural slope of east Maple Ridge.

Thornhill is east Maple Ridge's forested, hilly slope: rural lots, farms & nurseries, & a big trail network, with the newer Kanaka Springs community (Crest & The Falls phases) on its lower edge. It's one of the few Maple Ridge pockets where you can choose between a brand-new home & a rural lot with room to breathe. If space & trails matter more to you than walkable shops, start here.

For a full breakdown of what you can expect to pay for rent, groceries, and everyday expenses, see the True Cost of Living in Maple Ridge guide.

The Quick Answer

Thornhill is east Maple Ridge's rural, forested slope, & the City keeps most of it as a long-term Urban Reserve, so urban-density building waits for an area plan. The newest homes are at Kanaka Springs, Epic Homes' master-planned community at 112 Avenue & Lockwood Street, beside Kanaka Creek Regional Park. For pricing context, the Maple Ridge MLS HPI Benchmark in August 2026 was $1,177,800 for detached & $704,100 for townhouses. The trade-off is car dependency: the West Coast Express at Port Haney is a 13 to 17 minute drive, & the train takes about 56 minutes to Waterfront. Best fit: families or couples prioritizing space, trails, or new construction who are willing to drive to transit and are not tied to daily downtown Vancouver commuting.

For a balanced look at commute times, trade-offs, and what residents actually like and dislike about the city, see our Pros and Cons of Living in Maple Ridge overview.

What Thornhill Actually Is

Thornhill sits between Albion & Cottonwood to the west & Whonnock to the east, on the slope above Kanaka Creek. The City describes it as a heavily forested, mainly residential area with several farms & nurseries (City of Maple Ridge). Its Official Community Plan keeps most of Thornhill as a long-term Urban Reserve: urban development waits for an area plan, & the City calls that plan a long-term priority (City of Maple Ridge).

The newest homes are at the Kanaka Springs master-planned community by Epic Homes, at 112 Avenue & Lockwood Street. Crest was the first phase of detached homes, The Falls is the townhome phase, & council approved a further phase of townhomes & detached homes in 2023 (Maple Ridge News).

Who Thornhill Is Best For

  • Space & Trail Buyers: rural lots, farms, & the trails off 256 Street instead of a tight subdivision grid.
  • Master-Plan Lovers: Kanaka Springs offers the discipline of a single developer (Epic Homes) with consistent finishes, sidewalks, & a unified architecture across the community.
  • Pre-sale Buyers: Epic Homes is marketing The Falls townhomes & Haven single-family homes at Kanaka Springs (Kanaka Springs). Check current releases & pricing with the developer.
  • Family Move-Up Buyers: a bigger lot than most of Albion, without leaving east Maple Ridge.

Real Estate & Housing

Thornhill splits into 2 markets. Kanaka Springs carries the new construction: detached homes in Crest & townhomes in The Falls. The rest of the slope is older detached homes on rural lots, so check whether a property is on city water & sewer or a private well & septic before you write an offer.

A view can add to the price, especially on south-facing lots. Before you pay for one, check what can be built in front of it, because the Urban Reserve means parts of the slope could change once an area plan is adopted.

Schools & Families

Thornhill's school catchments split. Garibaldi Secondary (24789 Dewdney Trunk Road, an IB World School) names Thornhill among the east Maple Ridge communities it serves (SD42), while lower Thornhill near Kanaka Springs may fall to Samuel Robertson Technical Secondary (SRT) at 10445 245 Street. Elementary catchments vary across the slope.

This split matters for school choice, & the line is not always intuitive from looking at a map. Always run your specific street through the SD42 Baragar locator before assuming a catchment.

Check any address at the SD42 school locator.

Lifestyle, Shopping, & Amenities

Thornhill does not have its own retail. Daily life runs on the 240th & Lougheed node (Save-On-Foods, Bruces, gas, fast food), 5 to 10 minutes away depending on which Thornhill street. Maple Ridge Town Centre is a 12 to 15 minute drive west for bigger trips. Restaurant scene is light, walkable nightlife is non-existent.

What Works & What Does Not

What Works

  • Forest, farms, & trails at Maple Ridge pricing.
  • Master-plan discipline through Kanaka Springs.
  • Pre-sale homes at Kanaka Springs if you want new.
  • Kanaka Creek Regional Park on the doorstep.

What Does Not

  • View-lot premium can be paid for views that future construction may obstruct, verify ridgeline plans.
  • School-catchment split between SRT & Garibaldi can be confusing.
  • Steep streets, snow & ice management matters in winter.
  • No retail or village inside the neighbourhood.

Is Thornhill Right for You?

Thornhill fits space-first buyers, trail users, & families who want either a newer Kanaka Springs home or a rural lot. It does not fit if you want flat lot terrain, the lowest detached entry in Maple Ridge, or walkable retail. For new construction without the view premium, look at Albion. For view + acreage, check Whonnock or Silver Valley.
