Living in North Delta, Ladner and Tsawwassen: An Honest Look at the City Next Door to Surrey

If you're house hunting in Newton or Panorama Ridge, there's a good chance a listing in North Delta has popped up in your search and made you stop. It's right there across Scott Road, it often feels a little quieter and it isn't technically Surrey at all. So is it a smart move or just a different postal code?

Here's the thing most people don't realize about Delta. It isn't one place. It's 3 very different communities that happen to share a city hall: North Delta on the Surrey border, and Ladner and Tsawwassen further south, past Burns Bog and the farmland. Which one makes sense for you depends almost entirely on where your life actually happens day to day.

The Short Version

North Delta is the one to look at if your life is centred on Surrey, the Scott Road corridor or the highways heading north and east. It's a settled, established part of the region with a lot of the same convenience you'd get in Newton, just on the other side of the line. Ladner and Tsawwassen are a different decision entirely. They're smaller, quieter and more tucked away, and they make the most sense if you value that small-town feel and don't need to cross the Fraser every day, because the George Massey Tunnel situation is still unsettled.

How Big Delta Actually Is

As of the 2021 census, Statistics Canada counted 108,455 people in the City of Delta, a 6.1% change from 2016, spread across 179.66 square kilometres. To put that in perspective, Surrey right next door is now over 700,000 people. Delta is a mid-sized city, but because it's split into 3 communities, each one feels smaller than that total suggests.

North Delta is the largest of the three, and it's the one that feels most like an extension of the Surrey neighbourhoods around it. Ladner and Tsawwassen are each much smaller, with their own town centres, their own main streets and a strong sense of being separate places.

North Delta: The Surrey-Border Option

I grew up in Fleetwood and played soccer out of Newton, so the Scott Road side of things is familiar ground for me. And honestly, when you're standing near the border, the line between North Delta and Newton can be hard to spot. The difference shows up more in how the two sides feel once you're a few blocks in.

What you get in North Delta: a mostly established area with older detached homes on regular lots, mature trees and a quieter residential feel in a lot of its neighbourhoods than you'd find on the busier Surrey side. You're still close to Scott Road shopping, and you're right beside the highway network, including Highway 17 along the river side of Delta, which matters if you drive for work.

What you give up: this isn't where you go for brand-new construction. If you've been looking at newer homes in Surrey's growth areas, North Delta is going to feel older by comparison, and a lot of homes will need some updating. That can be a real opportunity if you're willing to renovate, and a real frustration if you want to move in and not touch anything.

North Delta vs Newton and Panorama Ridge

If you're comparing North Delta with Newton, my honest lean is this. North Delta tends to suit you if you want an established, quieter residential street and you're happy with an older home. Newton tends to suit you if you want more choice across home types, including townhomes, and more going on close by. Panorama Ridge sits closer to North Delta in feel, with larger lots in parts of it, so if you like Panorama Ridge but it isn't working on price or availability, North Delta is the natural place to widen your search. My Newton neighbourhood guide goes deeper on that side of Scott Road.

One thing that does change when you cross Scott Road is the school district. Delta has its own district, which I'll get to in a minute, so if you have kids, check the catchment for the exact address before you write an offer.

Ladner and Tsawwassen: Quieter, Further Out, Different Trade-Offs

Ladner and Tsawwassen are what people usually picture when they imagine a small seaside town that's still technically part of Metro Vancouver. Ladner has a village feel around its historic centre and the river, surrounded by farmland. Tsawwassen sits at the southwest edge near the water, the beaches and the ferry terminal.

The upside: a slower pace, a tight-knit community feel, water and farmland around you and some of the most relaxed day-to-day living in the region.

The downside: you're further from almost everything else. Getting to Surrey, Richmond or Vancouver means using a limited number of routes, and for a lot of people that comes down to the George Massey Tunnel.

The George Massey Tunnel Question

This is the single biggest thing to understand before you buy in Ladner or Tsawwassen and commute north.

The province's most recent official update, on July 6, 2026, described the Fraser River Tunnel Project as an 8-lane, toll-free immersed-tube tunnel to replace the George Massey Tunnel, with major construction starting in 2027 and completion estimated for September 2031. That was already later than the original December 2030 target.

Since then, things have moved again. As reported on November 3, 2026, the province cancelled its construction contract in June and is re-tendering it, and the incoming provincial government campaigned on building a bridge instead. Ottawa has said its $3 billion contribution stands either way. So right now, the honest answer is that the type of crossing and the timeline are both in play.

What does that mean for you? If you're buying in South Delta and crossing the river every day, plan around the tunnel you have now, not the one that's been promised. Don't count on a replacement being open in the next few years. If your work is local or you're mostly heading east toward Surrey and the highway network, the tunnel matters a lot less.

The Ferry Advantage

Tsawwassen has one advantage nowhere else in this article can match: the BC Ferries terminal. Sailings from Tsawwassen serve Swartz Bay near Victoria, Duke Point and Departure Bay in Nanaimo and the Southern Gulf Islands. If you have family on Vancouver Island, travel there for work or just love the idea of a weekend on the islands, living close to the terminal is a genuine lifestyle perk.

Tools & Resources

Schools: The Delta School District

All 3 communities are in the Delta School District, School District 37. The district lists 24 elementary schools and 7 secondary schools, with more than 16,000 students across Delta, Ladner and Tsawwassen.

The upside is a smaller district than Surrey's, which a lot of families like. The thing to watch is that crossing from Newton into North Delta changes your district, your catchment rules and your registration process, so don't assume anything carries over. Check the specific school for the specific address. If you end up on the Surrey side instead, here's my take on the best elementary schools in Surrey.

Prices and Which Board Covers What

This part trips up a lot of people, and it's worth knowing. North Delta falls under the Fraser Valley Real Estate Board, the same board that covers Surrey. Ladner and Tsawwassen, which the boards group as South Delta, fall under GVR.

That matters because when you read a headline about "Delta prices", you may be looking at only half the city. Here are the latest Benchmark prices each board had published when I wrote this: October 2026 for North Delta from the Fraser Valley Real Estate Board, and September 2026 for Ladner and Tsawwassen from GVR.

Home TypeNorth DeltaLadnerTsawwassen
Detached$1,165,900$1,284,100$1,508,500
Townhouse$867,500$919,800$886,000
Apartment$475,700$586,400$556,000

The pattern is clear on detached homes: North Delta is the most affordable of the three, and Tsawwassen sits well above the other two. The months differ because the boards release on different days, so read this as a snapshot and not a side-by-side to the dollar. If you want the current comparison for North Delta against Newton, or Ladner against Tsawwassen, for the home type you're actually after, that's something I can pull for you. Plug the Benchmark for the home type you want into my mortgage calculator to see what it means month to month.

Who This Is Not For

Delta probably isn't the right fit if you want brand-new construction and a wide choice of new townhomes. For that, look at Surrey's Clayton area or Langley's Willoughby instead. Ladner and Tsawwassen specifically aren't for you if you cross the Fraser into Richmond or Vancouver every day and have no flexibility on when you travel. In that case, North Delta or Surrey's Fleetwood and Newton areas will put you much closer to more of your options. My neighbourhood compare tool is a quick way to weigh those areas side by side.
