Whonnock sits east of 256th Street, running to the Mission border at roughly 287th. The Fraser River forms the southern edge, the UBC Research Forest the northern edge. Most lots are zoned A-2 (Agricultural) or RS-3 (Rural Suburban), which protects the rural character & limits future densification.
The pocket is anchored by Whonnock Lake (a small forested lake with a community centre on the south shore) & the long-running Whonnock Elementary. There is no commercial centre. For grocery, you drive west.

Whonnock is essentially 100% detached. There are a small handful of strata townhome complexes on the western edge near 256th, but the dominant story is acreage detached. Lot sizes range from 21,000 sq ft (about half an acre) up to 5+ acres. Build years span 1960s through brand-new custom; many properties have been re-built or substantially renovated in the last 15 years.
Always understand the zoning: A-2 carries restrictions on subdivision, & ALR-overlay properties have agricultural-use requirements. Get advice before assuming a property can be split or developed.
Schools & Families
Whonnock is in the Whonnock Elementary catchment for K to 5. Class sizes run smaller than central MR schools because of the rural population density. For secondary, the catchment is Garibaldi Secondary at 248th & Dewdney, a 10 to 15 minute drive west.

Commute & Getting Around
Whonnock's commute is the longest in Maple Ridge by some distance. If you commute downtown daily, Whonnock is generally not the right fit. If you work hybrid or local, the trade-off opens up.
Plan your real morning commute before committing. Some buyers actually find Mission shopping & services closer than central Maple Ridge for everyday runs. The closest West Coast Express station is Port Haney, a 15 to 20 minute drive west, with one-seat service to Waterfront Station downtown in ~56 minutes.

Whonnock has no grocery, no walkable retail, no village centre. Daily life splits two ways:
- West to 240th & Lougheed: Save-On-Foods, Bruces, gas, Tim Hortons, Starbucks. 8 to 12 minute drive.
- East to Mission: some buyers actually find Mission shopping closer than central Maple Ridge for everyday runs.
For services (medical, dental, fitness), expect to drive to Maple Ridge Town Centre or Pitt Meadows. Whonnock is not a 15-minute neighbourhood.
