The Top 5 Best Neighborhoods in South Surrey, BC

Are you considering moving to South Surrey, BC, or simply curious about what the area has to offer? South Surrey is known for its stunning natural beauty, family-friendly communities, and excellent amenities. In this guide, I’ll walk you through my top five neighborhoods in South Surrey, highlighting their unique features, housing options, schools, and local amenities. These are in no particular order, and they are my own opinion based on nearly 30 years living and working in this area. If you see it differently, I genuinely want to hear it.


1. Ocean Park

Overview

Ocean Park is one of the most scenic neighborhoods in South Surrey, located in the southwestern corner of the community. As the name suggests, this area offers breathtaking ocean views and a relaxed, family-friendly atmosphere.

Key Features

  • Natural Beauty: Surrounded by Crescent Beach and White Rock Beach.
  • Strong Sense of Community: Residents frequently gather for local events and initiatives.
  • Great Amenities: Ocean Park Shopping Center includes a Safeway, BC Liquor Store, banks, and local businesses.
  • Outdoor Recreation: Home to the famous 1001 Steps Trail and Kwomais Point Park, offering spectacular ocean views.

Housing Market

Ocean Park primarily consists of detached single-family homes. Originally a cottage town in the 1920s, it has evolved into a mix of older character homes and newer luxury properties. Beachfront properties here are some of the most desirable in all of Metro Vancouver, and the honest flip side is that many middle-income families are being priced out of the area as prices keep climbing. If the budget works, Ocean Park is a safe and scenic place to call home. For a lot of buyers it simply will not.


2. Grandview Heights

Overview

Grandview Heights is one of the fastest-growing neighborhoods in South Surrey, featuring modern homes, excellent schools, and top-tier amenities.

Key Features

  • Modern Homes: A mix of townhomes and single-family homes, often featuring contemporary designs with open floor plans.
  • Family-Friendly: Home to Pacific Heights Elementary and Grandview Heights Secondary.
  • Parks & Recreation: Includes Edgewood Park, featuring a playground and basketball court.
  • Shopping & Dining: Close to Grandview Corners and Morgan Crossing, two of South Surrey’s premier shopping destinations.
  • Convenient Transit: Quick access to Highway 99 and multiple public transit routes.

Housing Market

Grandview Heights has seen rapid development, transitioning from farmland to a thriving suburban hub. It’s an excellent option for young professionals and families looking for modern living with easy access to amenities. Worth knowing before you commit: the area is gentrifying quickly, so while you will soon be able to find just about everything you need on your doorstep, you may end up paying for that privilege. Right now the cafe and dining options are fairly run of the mill, and so are the prices.


3. Morgan Heights

Overview

Not to be confused with Morgan Creek, Morgan Heights is a luxurious residential area known for its high-end homes and upscale amenities.

Key Features

  • Luxury Homes: Features custom-built houses with modern designs, high-end finishes, and expansive layouts.
  • Prestigious Schools: Home to Southridge School, one of the top private schools in BC, as well as Sunnyside Elementary.
  • Recreation & Fitness: Close to the Grandview Heights Aquatic Center, Morgan Creek Golf Course, and South Surrey Athletic Park.
  • Shopping & Dining: Near Morgan Crossing, which offers boutique shopping and fine dining options.

Housing Market

Morgan Heights is ideal for buyers looking for a luxurious lifestyle in a well-connected community. While home prices are on the higher end, the area offers an unmatched quality of life.


4. Rosemary Heights

Overview

Located within the larger Morgan Creek community, Rosemary Heights offers a charming blend of suburban living with easy access to urban conveniences.

Key Features

  • Diverse Housing: A mix of single-family homes, townhouses, and condos.
  • Walkable Community: Features walking trails and a pedestrian-friendly layout, though in practice residents here are just as likely to hop in the family SUV.
  • Top Schools: Rosemary Heights Elementary and nearby Semiahmoo Secondary are highly rated.
  • Green Spaces: Close to Sunnyside Acres Urban Forest, Rosemary Heights Park, and local hiking trails.
  • Convenient Location: Near shopping centers like Grandview Corners and Southpoint Exchange.

Housing Market

Rosemary Heights offers a balance of value and convenience relative to the pricier South Surrey pockets, and it suits families who prioritize green spaces and walkability. Keep the wider comparison honest, though: as with every neighbourhood on this list, a South Surrey address comes at a premium against comparable areas further north and east in the city.


5. Elgin Chantrell

Overview

One of the most prestigious neighborhoods in South Surrey, Elgin Chantrell is known for its large estate homes, proximity to Crescent Beach, and top-rated schools.

Key Features

  • Luxurious Homes: Features West Coast-style mansions, townhomes, and condos.
  • Outstanding Schools: Elgin Park Secondary is one of the top-rated public schools in BC.
  • Nature & Recreation: Home to Elgin Heritage Park, Crescent Park, and the Nico Wynd Golf Course.
  • Great Shopping & Dining: Near Southpoint Exchange and High Street Shops.
  • Easy Commuting: Quick access to Highway 99 and public transit options.

Housing Market

If you’re looking for high-end living in a beautiful natural setting, Elgin Chantrell is one of the best places to buy a home in South Surrey. While real estate prices are among the highest in the area, the community offers unparalleled amenities and lifestyle benefits.


Final Thoughts

Each of these neighborhoods in South Surrey offers something unique, whether it's the luxury of Morgan Heights, the family-friendly vibe of Grandview Heights, or the coastal charm of Ocean Park. Keep in mind there are several other great South Surrey neighbourhoods to choose from. Just because one did not make this list does not mean it is not a great place to live.
