Hammond from above: the heritage core of southwest Maple Ridge, a working sawmill town turned residential pocket.

Hammond, also listed as Southwest Maple Ridge in MLS searches, is the heritage southwest corner of Maple Ridge: pre-1940 character homes on tree-lined streets, an active 140-year-old sawmill on the Fraser, the closest residential pocket to the Golden Ears Bridge, & some of the best commute access in Maple Ridge. If your priority is character + the shortest possible drive west, Hammond punches well above its price point.

What Hammond Actually Is

Hammond is the original western edge of Maple Ridge, established in the 1880s as a railway & sawmill town. You will see it listed two ways depending on the source: locals & city documents call it Hammond, while real estate listings often label it Southwest Maple Ridge (the broader area name). Both refer to the same pocket. Boundaries are roughly the Fraser River south, Maple Meadows to the north, the Pitt Meadows border (around 203rd) to the west, & 207th Street east. The Hammond sawmill is still operating today, one of the few continuously-running mills in Metro Vancouver.

The neighbourhood mixes three distinct layers: a heritage core of early 1900s character homes (many on the municipal heritage register), a mid-century infill layer of post-war detached, & newer 2010s condo & townhome buildings along 207th & Lougheed.

  • Character-Home Lovers: the densest cluster of pre-1940 detached in Maple Ridge, including registered heritage properties.
  • Commuter-First Buyers: shortest drive in Maple Ridge to the Golden Ears Bridge & Lougheed Highway. 8 minutes to Pitt Meadows West Coast Express, 25 to 30 minutes to Coquitlam.
  • Entry-Price Detached Buyers: Hammond detached pricing is consistently among the most affordable in Maple Ridge for older character or post-war stock.
  • Modern Condo Buyers: Hammond has more new low-rise condo product than central or east Maple Ridge, often at meaningful discounts to Pitt Meadows equivalents next door.

Real Estate & Housing

Hammond is meaningfully more diverse than the rest of Maple Ridge: roughly 55% detached, 25% condo, 15% townhome, 5% other. The detached layer ranges from 1910 character homes through post-war boxes through 2000s infill. Condo product is mostly 2014 onwards, low-rise wood-frame, with smaller buildings & lower strata fees than typical Surrey or Coquitlam stock.

Watch out: heritage-designated detached homes have specific renovation rules. Always check the heritage register status before assuming you can update windows, siding, or roof material.

Commute & Getting Around

Hammond has the best commute in Maple Ridge by a meaningful margin. The Golden Ears Bridge southern entrance is 5 minutes away, putting Willoughby & North Surrey within 20 minutes. Pitt Meadows West Coast Express is an 8-minute drive.

These numbers shave 10 to 15 minutes off equivalent drives from Albion or Silver Valley. There is no SkyTrain extension to Maple Ridge in the funded transit plan.

For transit-first households, the Pitt Meadows West Coast Express station is an 8-minute drive from most Hammond streets, the shortest WCE access in Maple Ridge by 4 to 7 minutes vs. central or east MR. One-seat to Waterfront Station downtown in ~46 minutes.

Hammond is the rare Maple Ridge pocket where day-of-week matters less than usual: the Pitt Meadows on-ramp & the Golden Ears Bridge both sit before the worst Lougheed & Highway 1 chokepoints, so you escape east MR's rush-hour cliff. Even a Friday 4:45pm Coquitlam return rarely cracks 45 minutes from Hammond.

Outdoors & Nature

  • Pitt Meadows Dyke Trail System: kilometres of flat dyke walking & cycling cross directly into Pitt Meadows.
  • Maple Meadows Business Park trails: short walking loops through tree corridors.
  • Fraser River: dyke access along the southern edge.

Lifestyle, Shopping, & Amenities

Hammond does not have its own grocery anchor. Daily life splits between Pitt Meadows (Save-On-Foods, Walmart, Superstore are all 5 to 8 minutes west on Lougheed) & Maple Ridge Town Centre (Haney Place Mall, Costco, the public library, 6 to 8 minutes east). Restaurant scene is light, but the proximity to Pitt Meadows expands options meaningfully.

A growing light-industrial layer lines the southern edge: Amazon distribution, light manufacturing, warehousing. Most Hammond residents do not see this from their street; it is buffered along Lougheed & 207th.

What Works & What Does Not

What Works

  • Best commute access in Maple Ridge.
  • Real heritage character, not pastiche.
  • Most diverse housing-type mix in MR.
  • Newer condo product at MR pricing, not Pitt Meadows pricing.

What Does Not

  • Heritage-designated homes have renovation restrictions.
  • Sawmill noise audible on certain properties at certain times. Drive past at peak hours before offering.
  • No grocery anchor inside the neighbourhood.
  • Some streets close to light-industrial corridor, check property-line proximity.

Is Hammond Right for You?

Hammond fits commuter buyers who want the shortest practical drive west, character-home lovers who want real pre-war stock, & condo buyers looking to skip the Pitt Meadows premium next door. It does not fit if you want acreage, an east-MR family-school catchment, or a brand-new master-planned subdivision feel.

Frequently Asked Questions

Why is Hammond also called Southwest Maple Ridge?

Same pocket, two labels. Hammond is the historical neighbourhood name, going back to the 1880s railway & sawmill founding. Southwest Maple Ridge is the broader area label that real estate listings & MLS searches typically use. If you are searching online, expect to see both. Either way you are looking at the same streets.

Where exactly is Hammond?

Hammond is the southwest corner of Maple Ridge, between Pitt Meadows (west), the Fraser River (south), Maple Meadows (north), & roughly 207th Street (east).

Is the Hammond sawmill still active?

Yes. The sawmill has operated continuously on the same Fraser River site since the 1880s. It remains one of the few active mills in Metro Vancouver. Drive past the property you're considering at peak hours to assess noise.

How much character home stock is in Hammond?

Hammond has Maple Ridge's densest concentration of pre-1940 detached character homes, several of which are on the municipal heritage register with associated renovation restrictions.

What is the commute like from Hammond?

25 to 35 minutes to Coquitlam Centre, 35 to 50 minutes to Metrotown, 18 to 25 minutes to Langley Willoughby. The Pitt Meadows West Coast Express station is an 8-minute drive. These numbers are 10 to 15 minutes faster than Albion or Silver Valley.

Are there condos in Hammond?

Yes, more than most other Maple Ridge pockets. Newer 2014 onward low-rise condo buildings line 207th Street & Lougheed, often at meaningful discounts to Pitt Meadows comparables next door.

What schools serve Hammond?

Hammond Elementary for K to 5, Maple Ridge Secondary School (MRSS) for grades 8 to 12, both SD42. Verify your specific street with the SD42 Baragar locator.

Is Hammond family-friendly?

Hammond runs more diverse than the family-monoculture of Albion. You see retirees, young professionals, multi-generational households, & families. The K-5 community at Hammond Elementary is strong.

What is there to watch out for in Hammond?

Three things: heritage-register status on detached homes (renovation rules), sawmill noise on certain properties, & proximity to the southern light-industrial corridor on certain streets.
