1. Rain, Rain, and More Rain
Surrey’s proximity to Vancouver (nicknamed "Raincouver") means you'll be dealing with a lot of rain year-round.
- Winter: Mild but wet with minimal snow.
- Summer: Comfortable but short-lived, with August averaging around 19°C.
- Annual Precipitation: 926 mm, with November being the wettest month.
If you prefer long, dry summers or snowy winters, Surrey’s climate might not be ideal.

Unfortunately, Surrey has developed a negative reputation over the years for crime, gang activity, and homelessness. While most of these issues are concentrated in specific areas, the stigma lingers.
- Localized Issues: Primarily in certain parts of North Surrey.

Knowing alternative routes and peak traffic times can help, but expect delays as part of your daily routine.
4. Limited Rapid Transit
Currently, the SkyTrain only serves the west side of Surrey, which limits quick access to Vancouver.
- Bus System: Decent but not as reliable as rapid transit.
- Upcoming Projects: A SkyTrain extension to Fleetwood, Cloverdale, and Langley is scheduled for 2028.
If you rely on public transit, the current system might feel limiting until the extension is complete.
5. The Massive Size

- Diverse Demographics: Immigration from India (41.3%), the Philippines (14.5%), and China (12.8%) is driving growth.
- Future Growth: Expected to surpass Vancouver’s population by 2030.
While diversity is a strength, rapid growth can also mean more strain on services and infrastructure.
7. High Home Prices
Housing in Surrey is expensive compared to the rest of Canada, though still more affordable than neighboring cities like Vancouver.
- Detached Homes: Average price of $1.9 million.
- Townhomes: Average price of $960,000.
- Condos: Average price of $590,000.
If you’re budget-conscious, it’s crucial to plan finances carefully before making the move.
8. Expensive Gas and Car Insurance
BC is notorious for high gas prices and car insurance rates, and Surrey is no exception.
- Gas Prices: Over $2.00 per liter, sometimes reaching as high as $2.30.
- Car Insurance: ICBC monopoly results in average annual costs of around $1,800.
Transportation costs can add up quickly, so budget accordingly.
